The information you are asking for cannot possibly be answered ina short response. For example, a lot depends on where you would like to have this business, how much capital do you have, what relationships do you have with potential lenders, are you looking for a high risk/high reward opportunity or would you rather buy an existing facility that is profitable but you may not make as high of a return, do you plan on hiring experts to help you buy/develop/build/manage, etc.
So bottom line, my suggestion is to go to the ISS buyers guide ( you can get that by going to
Inside Self-Storage) and look up some of the industry consultants and perhaps spend some time and money with them getting some professional advice.
This is a great industry and business to be in, providing you make the right desisions and take advantage of the right opportunities, but like everything else, it takes hard work, money, time and even luck to be successful.
Good luck and welcome to the Self Storage world.
