We have a tenant questionnaire that is placed in every tenant packet. At the time of rental, we ask them to complete the survey. It asks how they heard about us, how far away do they live, why did they choose us, how many other facilities they considered, etc. Then I have a recap sheet that I put all their answers on. At the end of the month we can see which ones where drive bys, who used the yellow pages, who got a direct mail, etc. That has been most helpful in knowing which Marketing techniques are working and which ones we could do without.
