Hi, I looked at your check list and didn't notice any phone calls. I personally, feel it is important to document any conversation or attempts to contact a person either by phone or email, if possible. Plus, you can get a better feel for the person and their intentions. I also try to contact emergency or alternate contacts and document those. My Flow chart includes the names of all persons listed on the lease and weather or not they were reachable, date and time. This way you are less likely to have to auction the unit because usually an other contact can reach them or has knowledge of the renters where abouts.
