I suggest using one of the truck rental companies. It is very difficult to obtain insurance on these trucks since you allow your tenants to drive them. Obviously, your manager isn't going to pull a driving record each time the truck is used. Insurance companies are wary - therefore, it is difficult to get insurance and it is costly. The truck rental companies like Nash and On the Move take care of that for you!
