Default Offers By Carriers To Buy Out Lease

Anyone else here receiving offers from the owner of their cell sites offering to buy out the lease? The latest offer from the site owner equated to about 7.2 years of lease payments. Seems to me if you didn't plan on keeping the property that long, it might be worthwhile - but if you plan on keeping it longer, why settle for less? Cell sites aren't likely to go away as cell phones and accompanying internet connections are a growing market.
And what if you settle for the one-time payout, and then for some reason a local municipality shuts the site down - are you liable for the cell site owner to come back to you to try and recover some of that payout?
