    Default looking for a Consultant for Due Diligence

    I am looking for a consultant to help me evaluate self-storage properties for sale. More important, I need he/she to help me prepare a due diligence plan as well as perhaps participate or lead the review.

    There is a lot of good information on the ISS website outlining the due diligence process, but I feel I need an expert to walk me through it. Since much of the purchase price is based on Income / CAP driven price, I need help crawling through the rental books and expenses.
    Would any of you be able to recommend a consultant in Colorado? Or direct me to where I may find a registry?
    And finally, does anyone have some insight into the fees I would expect to pay either hourly, or daily? I’m not looking for a broker, so commission splits are not on the table.

    Colorado Pete - there are many excellent feasibility consultants available. You could ask other developers for recommendations and then ask 3+/- firms for proposals. The folks who have responded to you on this forum are all well known. I have used Mr Jim and was pleased with the results. Best wishes on your project.

    Lots of good leads on consultants above... I would also like to invite you to attend our free "Building Blocks of Self-storage" seminar in Denver on March 29 as well as echo that you'll find a wealth of information at the ISS show in Las Vegas.

    Although our seminar is primarily developed for individuals looking to develop new construction, you'll also learn a lot about how NOT to build a site.
