Question Floor planing-how to?

Hello! all
We have 2 floors in 5 floored building for something like self storage. .. .
We have 5 floor building, 13123sqr f. per floor. h-3 meters. in building its 2 drive ups. and 2 stairs.
We decided to try to make storage on 1 floor. because its new for our market project. its only coming here. what you can say?
building is situated in center of district where living arround 700 000 peoples. sleeping district. where only 9-20 floors houses. City- capital of Ukraine Kiev. Population of city is arround 4 000 000.
We are owners of this building.
We can make small ofices on the floor near the boxes. but is it needed? I attach floor plan here :

from this side its small windows in each box ----

same on this side window in each box.

from which material we must contstruct rooms,we think add on floor more rooms for SS.
What do you think?

its my first Self storage. and its new on our market..

Default Hallway Systems

Hello Leek,

Welcome to the forum. What kind of access do you have on the outside of the building? In the United States customers prefer drive-up access (if climate control is not needed) before they will consider pushing their belongings down a hallway. They want to be able to park two feet away from their unit. If there is a driveway around the building, I would consider cutting holes in the walls for the roll-up doors for access to the storage units from the outside. Make these the largest units - 10x20 or larger - and insulate the inside wall between the unit and the inside of the building. Then consider a metal hallway system for the space left over within the building. Consider manufacturers such as Janus International, Trachte, or U.S. Door. Some will help with your floorplan for a chance at your business. The inside units are generally smaller - especially those farthest from the door. In the U.S. we usually use 5-foot hallways and all storage units are multiples of five feet - 5x5, 5x10, 10x10, 10x15, etc. I am not sure what square meter unit mixes are popular in Europe. If local fire codes allow, you could have a drive-through - in one side and out the other side for loading and unloading. These inside units could be climate controlled - kept above 55F in the winter and below 83F in the summer. Exclamation drive ups

yes, same is here about drive ups. BUT here is very popular not self storages, better to say not popular- very big quantity of units...garage boxes just outside. on the air. without sequrity, etc. and also garage boxes in 4-5 floored buildings. but its old without sequrity.
I am trying to do something new styled. We have new building.
And rent price for not sequred garage box is arround $100 per month. and I DECIDE TO PUT TO MARKET SELF STORAGE- FULLY SEQURED, CLEAN, for business, for retails,archiver, etc. but I trying to use most square foot.
For now I have drive ups. I have garage boxes system, climate controled and sequrity. but i prefer to do something more.. I have 105 boxes on the floor, its $10500 per month... not that money for which I thinking about...
If do self storage i can make much more I think. Put in some investments but get much more. here I will give you urls for pictures of my building, outside view and inside view. pls tell me what can I do for your opinion!

I sent you pictures inside and outside my building. also will send you detailed plan of the floor if you need it.
Also if here someone want to cooperate in this building as partner/investor you are welcome.
