    Default Business any better??

    We had a similar thread that started back earlier in the year but I was wondering... how is everyone now?? Are you holding steady (while holding your breath)? Are you enjoying each day as your numbers cruise steadily higher or are you on the edge of your set ready to beg the next tenant NOT to move out?!

    Holding steady. Could be much better but could be much worse. Thankful for what we have and what we are keeping. Way too many move outs. Many renting smaller units, looking for best deal and not staying as long. OUCH!

    We saw a slight uptick and now we're Ditto what Julie said. I'm not above begging them to stay at this point.

    I have had a complete turn around from bad to good. There was more people moving out than in, and the phone was not ringing. All of a sudden you think i am the only place in town. I have 1 empty unit that is heated, regular storage has been at 100% for about a 1 1/2 months. I have had people on a waiting list for my larger units so as one opened up it was filled. I had a 7x10 move out Sunday, had a call for a small unit yesterday and said she would be right out and was, she rented it.
    The calls i have had recently have been people with alot of questions, and i have been selling my place the best i can, i have really started to sell the good points of my property, and it seems to be the ones who have questions and listen are the ones i get.
    About a year ago i thought about giving potential renters referances, since i have alot of very happy long term tennants. I called a few of my good tennants to see if they would mind if a customer called them, and the 4 i asked said they would not mind at all. I told them that most people would not call, and most to none have, but the customer seems to like it when i tell them i could give them referances.
    I think i am having a lucky streak, and know it could get back to the way it was at the beginning of spring.

    Yes we are actually seeing better days too. I have also found that people are getting a little pickier and seem to listen more. Security seems to be the biggest seller. We of course, are wheeling and dealing some, but not offering $1 move in specials. We have our Free Truck and since we are the only facility that has one, that seems to close it most of the time. People look for storage and don't even consider moving their stuff and what that is going to cost them! I have also found that people just want someone to listen to them. Building a rapport on the phone and in person goes a long way. If people think you care about them, they will rent every time! I am anxious to see our final numbers for 2009. I think they are going to be much better than I expected. Right now our YTD Move Ins are way over our Move Outs, so we have gained. We are really counting our blessings.

    Default It's good to hear that some are enjoying better days...

    We've gained a bit over the summer but we're not anywhere near where we would like to be. And Gina, I'm right there with you... I'm not above begging!

    Here in Southern California we are still in a downward spiral.

    The only question they are asking on the phone is price - nothing else matters.

    Even the $1 move in guys are suffering these days!!!

    At this point if I had an even month I would be tickled to death!!
