To me you have to understand your strengths and weaknesses of your own facility verses the competition, then you can up sell your facility on the strengths.

Best Way To Overcome Competition?
First you must know who your competition is and what are they offering. You must be competitive to other facilities surrounding you, keep your facility looking as good as possible and CUSTOMER SERVICE, A SMILE and SHOWING THAT YOU CARE, I think play a huge role!!

Customer Service Will always Bring you more ! Thats why we are #1
in search for google in charlotte NC for 2 months in a roll.... as well as we have so many different webs search place they can review us anywhere they like too. ... & some that were that we can reply to to make sure that we are offering everything they need.

There are different ways
But you get more with sugar than with vinegar. If they are a reputable company, build a relationship with them and share referrals.
If they have something you don't, pass this to your customer inquiring for something you can't fulfill.
There was a site close to mine that had nothing in non a/c under a 10x20. I did! They referred to me and when I ran out of parking spaces, I referred to them.
A good relationship can sometimes be better than a fully competitive and angry one.........i KNOW that not all sites can be this friendly or deserve referrals.............Tall Terri

How to overcome the competition? Customer service! The other solution? Customer service! Treat people the way you would like to be treated. If you don't have what they want/need, find it for them. Know your competition and be friendly with them. If management is Adam Henry's, don't recommend them, if the management is good send people their way. They will do the same, we know from experience. Price and location can help, but customer service wins hands down. Of course there are always those few that you have to step on...

Definitely customer service! Just this morning as I walked in to the office the phone rang. On the other end was a young woman in tears. She asked if we had units available, and after telling her what we had, she came right over. She had stopped crying. And then she kept thanking me over and over for being so kind. She told me that I was her second call, and that the first call she made was answered by a woman who was not only rude to her, but seemed totally uninterested in even answering her questions.
Yep, definitely customer service

I have also found that it works well to be on good terms with the competition. When I started over 8 years ago I found that our closest competitor, both in distance and features, would hardly communicate with us. Over time we have changed that to where he will actually call us to see if we have a size he is out of! Never give up on someone. They might eventually see the advantages of friendly competition as opposed to cutthroat competition. For what it is worth we are considered to be the storage complex to measure up to.
