This is why we still take deposits on our units. $30 for a large unit and $15 for a small unit. If you give us notice by the 20th of any month, you get your deposit back, if not, then you lose.
I make a point of telling each of my tenants when they move in that I DO NOT prorate move-outs. If you go one day into a month, you owe me for the whole month. (I'm not that hard about it, but when I tell them like that they seem to remember it more) They also initial on the contract that that is the policy. If someone comes in on the 4th to tell me they're moving out on the 10th, usually I will work with them and if it isn't a unit size in high demand I'll just keep their deposit and call it square. They are typically VERY happy I wasn't a hard @$$ with them and they leave happy and come back the next time they need storage. I can get deposits all day long with no problem, since my competitors are all charging one time fees to move in. I'm advertising in the middle of the phone book, so by the time the customer calls me they're well aware of the one-time fee scam, and they're thrilled to give me a refundable deposit. |

Our rental agreement calls for a seven day written notice.
Do I get it?.....yeah, probably more than 50% of the time. I try to impress on folks when they rent that it's all about communication. When they know they are ready to vacate, let me know. It' simply helps me manage their departure in a more effective manner. We will pro-rate within the first five days of their rent assessment. It gives them some flexibility in orchestrating their move. In the end, I want their vacate to be a positive experience for them; that way they came become my best spokespeople. ![]()

10 day written notice, but we're pretty flexible. I also do what Storman does - I tell them when they are moving in that we don't pro-rate move outs, so it's in their best interest to move out as close to the end of the month as possible. If they move out on the 1st or 2nd, I might keep their deposit and call it even.

We do 10 day notice but I don't do any deposit so it is a little hard to enforce but I finally have it pretty much under control. I just ask them very politely to let me know ASAP because I may have someone waiting on that size unit and they are really good about at least giving me a call that helps me know what I have coming up anyway.

We don't have any notice really, we used to have one in place but it got abused or someone didn't move out. Or most of the time no one told us they moved out. So we just tell people to let us know when it is empty.

We charge a $20 refundable deposit at move-in, they are to give a 10 day written notice and be out by the last day of the month, if they're in on the first day of the new month the contract renews, ours is a month to month and is pro-rated at move in but not move-out. But if they move out by the 6th I will just keep the deposit and call it square as well. After the 6th the gate automatically locks them out... Even though I explain that we don't pro-rate when they move out, I still get the, "Am I going to get the rest of this month back?", when they move out say the 15th.... arrrgggg... It is stated in the contract in bold print....
