Default Any creative customer incentives?

Are you using any creative customer incentives to help get the customer to your store??

we have in the past posted free tootsie rolls on our reader board and you would be surprised how many ppl will stop. We have done 1/2 off units today only or choose a day of the week that you are typically slow. We rented 4 in one hour when we did that one.
Fathers day is coming up do a referral of $25 free gas for each person that a current tenant sends in and rents from you.That way the referring person can go visit there dad or have there kids come see them. Just a cpl of my thoughts.

Default Prepaid packages

Hello,

At my Dartmoor Storage facility in Belington, WV, I sometimes run a "Prepay three months and get one month free promotion." This has been pretty successful for us.

We sent out postcards to all of our tenants advertising our new 50/50 program. If a tenant refers someone to our facilty and they rent a space, the tenant gets a $50 check and the new tenant receives 50% off the 1st month rent. We have a minimum three month rental required and the new tenant has to have the referral card with them at time of rental. We just started it so we'll have to see how it works out.

We are trying all kinds of things, newest one for our facilities around golf courses and retirement areas is this. We have made a deal with a local golf course where we can get a round of golf for a dicounted price. On the message board, we promote "free golf" The deal is this, rent a certain size unit ( 10 x 15 or larger) pre pay for 6 months, credit card payment only, you get a certificate for a free round of golf. Works out about the same as 1/2 month free, only stated differently.

Will let you know how it does.

We are running a Friday the 13th Special -- select units for new customers are $13.00 for the first month! (plus cleaning deposit and admin fee)

We'll see what happens - hopefully it will bring good luck!!

Wayne

One quick question - Did you put a big folding ladder up over the office door so people have to walk under the ladder and past your black cat to get into the office to take advanatge of your special???

Looking for ways to have fun in this business really comes across in a positive way to potential customers!

Have you considered a special sale on mirror boxes for today to keep them from breaking?

Well, the Friday the 13th was a bust -- the phones were not ringing all day!!

We'll try again on the next 13th! Till then we will be looking for mor creative tricks!

We will be running our Firecracker special in July -- not sure what it will be yet, but should be fun!

I have often thought about putting a string with a rolled up special hanging in every empty unit - after you rent it you get to see what the special is you have for the next month! anywhere from a 10% discount to a free month. Still working on that one!

Anyway - hope everyone has a great day today! Gonna be hot here - so I will be hanging out in the A/C all day!!

Default Customer Incentives

We are a single facility with one owner so it's a little easier for us. I go marketing to apartment complexes - if the leasee comes in with the complex person's card, the person who referred them to us gets either a gift card for $50 for a restaurant or a $60 personal massage by a licensed masseuse in their office. No one has brought by any cards yet, but we have been told by the complexes that they have referred people to us.

As far as our refer a friend program for the $50, they each get it off of the next month's rent, and whoever refers the most people by the end of the year (so far the total is 2 for one person) they win a 51" plasma television with surround sound. Not too bad!

We also put up an Owl Balloon (29' tall) and put a banner on the front for 1st month $1.00 - if they mentioned the owl or the banner, they got the first full month for one dollar - he certainly got us attention!

We offer a 17' truck with our information all over them for people to use for free at move-in.........

Put out writing pens with a $25 discount off of the 1st four months and put those around town.
