My wife is the same way. argh.

Can't live with 'em, can't shoot 'em...

When we first opened our store back in 1987 these types of people really got under my skin. I knew that a deadbeat gal was getting my letters at her address, I knew she was there but just ditching me and my notices. We had the auction and I was the high bidder on purpose. I then loaded all of her stuff (trash) up in two pickup trucks and went to her apartment. I rang her doorbell numerous times and nobody came to the door. I then unloaded everything from the pickups onto her porch, it was a huge pile of trash. The last thing I tossed on the pile was a box spring from her bed, and it slid down the back of the pile and into her front door. The front door was pushed open and there she was with her head poking up over the back of the couch she had been hiding behind inside her apartment. From the other side of the pile I yelled "here's all your sh#t!" and walked away. Man that felt great.

I'm older now and not interested in moving deadbeat's junk around anymore, but I often long for the good old days

I would love to do that, but I ain't loading up a 10x25 into a truck.

On second thought ... I wonder how much it is to rent a dump truck -- I know I can get some cheep labor at the local Home Depot You may have given me an idea, but the wife will probably overrule me.

Have a great day

I am still cleaning the soda off my monitor!!! I gotta stop drinking while reading!!

I know that we have hijacked this thread from Sandra and I am sorry about that, but this is just too strange!

The gal in question showed up last night after closing with money in hand wanting to pay up on her unit.

I explained that it was not her unit and that I had just started to removing items for disposal. She understood that, but still wanted to have everything that is left in the unit. I told her that I would "sell" her the contents of the unit and that she would have till 4pm today to empty it. She agreed to this -- so the company gets it's $600.00 and I don't have to clean out the unit!!!!

They are supposed to be here within the hour to start emptying the unit.

What a deal.

What about millitary people? Can you get rid of the units if they are active duty millitary. Last time I spoke with one person they were in Afgastian and then I notice there was another client that was leaving for Basic Training.

I have a few missing people right now we are getting ready to pull those units. Some just have junk including a freezed that is tape shut. (Very afraid to open it)

There is a federal law regarding this. I have one unit that hasn't paid in two years. Letters have been returned and phone numbers are not working or someone else now has that number. I had to contact our lawyer and was told unless you can rent the unit to let it go. The lawyer said we would need a Judges order to proceed with a lien sale. So that unit sits until I need the unit which may be real soon. I am down to 20 of that size left so I might have to spend that money to free up that unit.

That is why we always get NIK - (next of Kin) for all our Military people.

I am interested in knowing how you pay or bonus may be tied to receivables. I am an owner with some high outstandings. How does your program work
Please email me at shedrick@ec.rr.com

Once i fiqured this out a ong time ago, I lost any concern about selling the deadbeat, er, delinquent tenant.(Sorry, that just slipped out).

Do what your state statutes say you must do, and get on with renting and collecting the forgetful tenant.

Have a nice weekend,

Default This may sound silly ~

Okay, this may sound silly but we live in a very small community - under 5K people - but our local pizza place seems to deliver EVERYWHERE and we only have one gas station - Speedway - so, I have a great relationship with both businesses. I usually call the pizza place and talk to their drivers and find out where they deliver to or go to Speedway and ask where the tenant works. This is an extremely effective way for us to find our deadbeats -

I use a collection agency in some cases, like when customer does something shady (like pay their bill with a credit card online, remove their belongings, then do a chargeback), or when their contents are worthless and they have accrued a large unpaid bill. A&S Collections does a pretty good job and they work nationwide. Best part, you don't pay unless they collect and then, it's only a part of the total they got for you.

If they are in the Military( particularly if they are in a combat zone) you need to take extra care before you proceed with selling their stuff. Some simple suggestions include getting next of kin address & phone number, get the unit that they are assigned to and make contact with their superior officer. Keep in mind that some of these troops get deployed on a moments notice so they may not be intentionally not paying their rent, they may be in a place where they have no contact with home and believe me, when they are over seas the last thing on their mind is the payment of their storage rent. I speak from experience, my son is in Iraq.

Make every effor to work with these people. Perhaps you can talk to your accountant and find out if you can "donate" the space and receive a tax deduction for your good will.

You can also go to groups like "The Marine Moms", "Operation Home Front" and more to let them know the situation, they may be able to help you.

Or, how about having a "fund raiser" to collect money to pay the rent so you do not have to sell the stuff. Good deeds done come back to pay you 100 times over.

Last but not least, be sure you are 100% in compliance with the Soldiers and Sailors Act, or the latest version of this. Military personel have certain protections under the law that others do not.

Good luck
