Hours of Accessibility?
On a different thread, I read everyone's comments about not really liking tenants to have 24 access to the facility. If that is the case, then what sort of hours do your tenants have? 6am-11pm? Just trying to see what the "norm" is out there at other facilities as I will be running my own business in just a couple of weeks! Also, do any of you change the access hours in winter vs. summer months due to daylight or do you keep it the same year round?

Our facility has access form 6:00 am to 10:00 pm 365 days a year. We have no one who can access 24 hours others than the Owner and Management. We did make an exception for 1 tenant, a business who needed 5 am access for employees to be able to access the unit and be ready for work by 6 am. Other than the very rare exception like that, we stick to the 6 am to 10 pm gate hours. It my area (South Mississippi) that seems to be the norm. However, depending on your area, you might want to give a little earlier or later access.

6am to 9pm are our gate hours. No exceptions. 365 days a year, no changes for DST. I make a point of telling customers that the property must be cleared by 9pm every day, for the safety and security of all the tenants. I want to go to bed each night knowing that the site is clear and the gates are secure. Nothing good happens in the wee hours of the morning.

we offer 24 hour access if the tenant has a legitimate reason for needing it....primarily construction and landscaping companies who want to get to work early in the morning before the incredibly hot summer sun kicks in. There's no reason why you can't cut the grass of a bank or a car dealership at 4 am in the summer when it's cool.
Also restaurants and other types of tenants who may need 24 hour access. We have outlets stores such as American Eagle and Oshkosh by Gosh who store here that are open around the clock during the summer peak tourist season.
We would lose about 10% of our commercial customers without 24 hour access...so I would say it's based on your own demographics. We've never had a problem with our 24hour customers, but we are selective about who gets it.
The other BIG consideration is whether or not you have parking spaces for rent. We have about 100 spaces, and all of those tenants get 24 hour access. You can't keep fishermen from their boats til after the sun comes up..they need to be out on the water early...and then you also can't keep someone coming in from a 2-month cross-country trip in their RV from finally coming home and parking it if their HOA won't allow them to park in their driveway. And we have 24-hour on-call plumbers and HVAC companies who park their trucks/trailers/vans here.
So like I said it depends on what your customer needs are, and your willingness to accommodate those needs. Some areas may not have any demand for late hour access, but I do know we have rented many a storage unit and many a parking space over the last 5 years to those who needed it and couldn't find availability elesewhere....and we do get a premium price for our storage units and parking spaces.

We've set the facility hours at 6am to 11pm/ 7days a week and it works very well for us. I have the camera system connected to the internet so can monitor the facility from home to check that the gates are working. There is rarely anybody there after 9:30.
Construction guys are there frequently at 6am however..Karen and Denny Beall

Our basic hours are 7am - 9pm and at my previous facility 6am - 9pm. I have many exceptions, just like Lisa, of business customers and vehicle access.

Our hours at the properties I work at are 6 am - 11 pm here 7 days a week, including holidays. Most people don't ask for 24 hour access, and those that ask if we offer it do not fuss when I tell them we don't offer it. I think at 1 property there are a couple of exceptions for the Armored Car Company that parks their vehicles on site, but I think that is it.

We're an indoor facility, and only here during our regular business hours. Those hours of operation are M-Sat, 8:00am-7:00pm, Sun 10:00am-6:00pm. Closing hours are strictly enforced.

We are a 24 hour facilty but we ask people if they would just call and let us know if they are coming in after 10 pm .

6 am till 8 pm, 7 days a week. We have a few that have extended hours, like 5 am to 10 PM and on rare occasions 24 hour access, but like others have said there must be a good reason.
