Incentives & Bonuses
Hey managers, what kind of incentive and bonus programs are in place at your facilities? How are they structured? Do they motivate you as intended or create added stress to reach your goals?

We have a base salary and then we get a 3% commission on our payments we take in. We really have no goals that we are required to reach. While you wouldn't think that would be stressful, it actually is, as our commission does fluctuate every month. We do not sell any supplies or have truck rental. We work hard to find tenants and retain them. Every month is a challenge.

We used to do a 60% / 40% split between manager and assistant. We did have to meet a certain goal to get the bonus every three months, if you didn't hit your goal for one of those months no bonus. I saw $250 from the split. Now we will have it set that every complete rental and by complete I mean no information is missing and the names are capitalized and such we will get a $5 spiff for each rental, again to split this time 50/50. Better than nothing I guess. I do wish it was based on total volume and it always sucks if you can screw it up for your partner :/ Again better than nothing.
I think the end goal should be to reward the employee for...
A.) Not providing a discount
B.) 5 star Google & Yelp reviews ( In my eyes this is no ones "duty or responsibility" these are hard to get and should be rewarded )
This way not every rental needs to have a commission tied to it and the employee really needs to work on selling your features and services, some people will want a discount based on your competition I understand that but sometimes we give them away when we don't need to.

we bonus on 5 diff catergories for the quarter. All of them are based on the previous quarter expect 1. Rentals, insurance, merchandise, deliquency and insurance to new move ins. The bonus is then seperated by hours the employee worked at the facility. My last bonus, which was my first since I just started i got about 590 bucks. Ive already hit Bonus in 2 catergories right now with a month to go, so Im hopin to break 800 this next bonus

I love who I work for and The bonuses are easy if you do your work and are a good manager.
