What will you be storing?
I just had a lady come in to inquire about renting a unit. I asked her what she would be storing and she said "Mattresses and Junk". I think that she was serious. Why would you store junk? She didn't rent but I wonder if she comes back to rent if she is going to be one of my best or worst payers?
The future depends on what you do in the present.

When filling out our marketing survey question of what will you be storing we have one tenant that put "junk". One mans trash is another mans treasure!

When they say "JUNK" I always ask "Why would you store junk?"
One guy said "Well it's not that kind of junk, just the junk the wife wants out of the garage".
Another guy actually said it was cheaper than going to the dump. I recommended the facility that gives the FREE move-in. Never heard back.
I like to be helpful whenever I can.

We don't even ask. It's better if I don't know that they are putting Grandma's ashes in there....lol. We go over the list of things that cannot be stored, and leave it at that.
