Question What's Your Best Crime Deterrent?

    Hey SSTers,

In an attempt to help out my fellow ISS editors as well as compile some special content for our next Self-Storage Talk page in the ISS print magazine, I need some of your thoughts regarding crime, law enforcement and safety. I'll be posting a few questions here and a couple of other spots on the forum. If you could please take a few moments to share your insight, I would really appreciate it.

Question: What do you believe is the No. 1 crime deterrent at your facility and why?

    Thanks for your help!

Reebee! Tiny lady with a big sidearm and she knows how to use it. Oh wait, that's not my facility.
There is however a really sweet lady here at our site who can be the nicest you've ever met, until her evil twin appears. You don't want to make her appear, ever! I'd tell you why but then I'd have to shoot you. LOL! Serious answers to follow but SST user Reebee was my first thought.

I am not an attorney, just an experienced manager who is willing to share what I have learned. Your thoughts, practices or opinions may vary and neither of us may be right.

Unfortunately the greatest crime deterrrant at this facility is me. I am a resident manager and that is about the only deterrant to crime we have. Camera system is one from Costco that I installed at my employers insistance. It is not high resolution, will not record, and only covers the main entrance doors and gates. I do keep all vacant units locked and insist that customers do the same. Luckily the local police and fire department make frequent patrols and I encourage them to use the facility for training purposes.

After a rash of break-ins about 2 years ago our regional manager and the store manager posted on the roof for several nights straight with shotguns. Around these parts we still believe in the 2nd Adm. That being a true story the rest of our stores rely on a quality system of CCTV cameras that are backed up to a DVR.

Same here fharumrunner. And that goes for all aspects of crime, not just break-ins or robbery. I wish I had thought of this one when the person was asking about using a atm machine instead of having a manager.

It differs from location to location for me. At one site it is camera's, I am still expanding the system but since the very first one went up no more problems. I can catch people dumping and leaving stuff too added bonus. At another location I have a guy that lives on site in a RV in the outdoor storage area. This has been very effective at a site that was not really feasible to add camera's.
Another benefit is that we pretty much all have carry permits (family run business not something I would encourage a hired employee to do necessarily) have never needed to go to the extent advantage has though.

I tell all new tenants that they must be off the property by 7:30 because that is when we release the hounds... and it's (almost) true. My maintenance man, a former prison guard who happens to be a very large guy, walks the property every night along with his 2 big dogs. Cameras and gate codes seem to help as well.
