    Question What are Your Biggest Safety Hazards Onsite?

    Hey SSTers,

    In an attempt to help out my fellow ISS editors as well as compile some special content for our next Self-Storage Talk page in the ISS print magazine, I need some of your thoughts regarding crime, law enforcement and safety. Below is another question regarding safety. If you could please take a few moments to share your insight, I would really appreciate it.

    Question: What are the top physical safety hazards at your self-storage site?

    I have a commericial loading dock that is used by several of my tenants and the businesses at the front of the shopping center that presents some unique hazards that I wish both the landlord and my employer would address. The loading ramps are of the spring operated type and can seriously injury an uneducated user and I try my best to train my tenants on the proper/safe way to use them but I have no control over most of people that use them. There are no safety rails/chains installed to prevent someone from walking/falling off the dock and lighting is totally inadequate. Another area of concern is the main entrance gate, it has no provision to stop someone from being struck or pinned by the closing gate. My concerns are always met with the Cheap assed owner reply of "too expensive" or the like.

    Thanks, FHARumRunner! That certainly sounds potentially dangerous. Does anyone else have similar issues/concerns with either a loading dock or entrance gate? What about other potential hazards, including those that could cause slips or falls?

    Of course, there's also the challenge FHARumRunner mentioned regarding getting ownership to proactively act to reduce problems (and liability). How often do you raise potential safety issues only to have them brushed aside by a supervisor or ownership?

    Customers...just kidding. Some of our safety hazards come from tenants thinking that they can change their oil in their car and leave the rags and filters on the road way. This has also happened that they spill something in their unit and sweep out into the hallways. Other than that, we have been pretty lucky of not having any safety issues.

    After over 23 years in business, we've had our first "slip&fall" this February. The dust hasn't settled yet but long story short... 75 year old woman with 2 prior back surgeries was walking while watching her feet. She ran into an air conditioning unit that sticks out of the wall 16" and fell backwards. That a.c. unit's been there over 10 years without incident. The customer told our insurance lady that the ADA rule is that nothing can extend more than 4" from a wall. Now we have to research the ADA rules to see if we're in violation or if she's misinformed. Tough to idiot-proof your entire facility but if you've identified an obvious hazard it has got to be addressed immediately!

    You are right about that, Trudy! Attorney Jeffrey Greenberger recently recorded a video for ISS on "Self-Storage and the ADA: How the Americans With Disabilities Act Affects Your Business." We have featured it on our Self-Storage TV page as a kind of public service announcement. It's definitely worth watching.
