  • Current per sq foot costs

I got a quote from a builder to complete the supply and construction of a 2400 sq foot building, complete with foundation and base work below the foundation that I am thinking is VERY high. I am wondering what rough costs other people are seeing.

The project is located in Canada.

2400 is REALLY small for a self storage project or phase. You will pay a lot more per sq ft when doing something that small.

Are you just building 1 2400 sqft building? I have some smaller buildings that are under 3000 sqft but we built them 3-6 at a time. I agree with Steve you are probably seeing high rates due to the small size of the project

The rate quoted was more then $70/sq foot.

I agree with Ron, tell him to check out your favorite colored door people down the street. If you have your rules for rental posted and he doesn't meet those then he can't rent a unit from you, simple. Interesting thought for you; as the owner/operator do you have more latitude than the average facility...

I would error on the side of being generous with rent refunds in such a situation. It's not worth the hassle and mad people talk. A lot. It seems to me the goal is for them to be gone and teh unit to be rented to someone else. Recouping some rent for time they weren't there is not the core issue.
