  • Avoided a problem

Just told 2 guys to leave the office and would not rent to them. They wanted a 10x15 unit to store a bike trailer and 2 Harley's. I said fine but will need to make copies of current titles or registrations for both bikes and the trailer. First they said the trailer is not titled. I said if it has a VIN it is titled. They also tried to say the bikes have no VIN because of custom frames. I told them of my Harley years of experience and said that the custom frames can still have VIN's on them or the title has the engine number on it. Either way, the bike would be titled. Then they said they would still need the unit but would not store the trailer or bikes in it. Ah, yea, right. I told them I didn't feel comfortable renting to them and said I could give them a number of another facility. I got cussed at and the door slammed. Bye bye Dumba$$.

It's amazing the stories they come up with for not having the title, registration and proof of insurance.

Frankly, I didn't even care or ask for insurance. That is up to them. I always want to make a copy of a current title or registration. I always ask what is being stored. General answers with no details is a red flag. They started out with a trailer and 2 Harley's. Backtracking does not work for me. When any prospective tenant is fast talking me, I will not rent till I get them to slow down and talk with details.

First: Welcome to the forum. Second: What does your state statutes say? Are you going to do a live auction or an online auction?

            Here it all is:

IC 26-3-8-12 Enforcement of owner's lien; notice; towing of motor vehicle or watercraft Sec. 12. (a) After a renter has been in...

I am in Indiana, small facility & it has been several years since we have done auctions.
Confirming that the timeline for the auction to satisfy owner lien is 40 days, 30 days from letter plus 10 for advertising?

            Thanks in advance....

Here in the PNW, where we see our fair share of moss, my maint man uses a moss killer from the Home Depot called Moss Out by a company called Lilly Miller and he has a hand pump sprayer that he wets the surface with a 50/50 mix of bleach and water and then spreads the granules and it kills it. Our source...
