    Default Mobile Home Park Management

    We have been looking at positions for MHP management. I am curious to know if anyone on this forum has every done Mobile Home Park Management. The one we are looking at is for a 55+ community. If you have ever managed a MHP, why did you quit? What was the pay and maintenance like? We will be talking with a management company tomorrow about this position and hope someone can provide some insight into this field. Thanks, we appreciate any info.

    We have not done this ourselves but know many who have.
    Hmm how can I put this.
    BUCKLE UP BUTTA CUP!
    Hopefully you will be in a better position than others.
    There can be problems getting the materials etc. that you need to do the job properly.
    It can very much depend on the area and the tenants the place attracts, 55+ or not some can just be flat out trouble.
    Again these are some of the things told to me by those who have done it. From what I have seen it would be best to be friendly but not to let some get TOO close for MANY REASONS.
    Have you tried doing a google search for "advice on running a mobile home park."?
    This way you can get it straight from them, it can be a whole other world than what we do.

    Also I would look up local news for the specific town and surrounding areas that you are going to. It may be filled with info you can use at the meeting and for the job.

    SuperBob and his wife left the world of self storage and took over a MHP community.....for about 2 weeks.
    So that should tell you something.

    My husband was the President of the HOA in the neighborhood where we owned a house in Florida years ago....I can tell you that was hell.....people constantly knocking on our doors, leaving us notes, or calling at all hours to complain about their neighbors, and then chasing after everyone for the HOA dues.

    Well, superbob is back in storage now, and for U-Haul, wow. In a mobile home park you have to be ready to take care of every complaint from the neighbors dog pooping where it was not supposed to to the sewer system, pool rules, kids, graffitti, superhungry owners, and the power out at 3 am. It NEVER STOPS. From branches falling to the garbage men missing a can, you just cant fix all the problems of 335 households with several people in each house, and some of them dont belong there. I was on the news as the guy accross from the office beat his girlfriend to death, then got out on bail, should have heard the complaints then, sorry, I cant put the guy back in jail, I cant babysit your kids, and the kids from all over the area whos parents have them dropped off from school at my park because the kids get out at 3,parents work til 6, and the kids can just roam the park till the parents can pick them up, using the basketball court, pool, and fighting with residents kids Mobile home park?? never again

    Congratulations on the new job Superbob, I think you may actually like working for U-Haul....I know some people complain about them, and like all employers they have their plusses and minuses, but compared to a lot of others, I would rate them highly as a self-storage employer.

    I kinda figured that's what managing a mhp was like. When we worked for U-Haul, one of the other storage managers at another nearby facility said that he used to run a hotel in Panama City, FL and that he never got a day off...that time off was measured in hours off, not days...as he was "on call" 24-7.

    Anyplace that people come and stay is going to face the same problems...self storage is much better, they come and go!

    Well, here's another reason for staying away from this position we were looking at: this guy was suppose to come and talk with us on Friday but he called and said he had a problem at one of the facilities (red flag) so he couldn't make it, but he would call us on Monday to talk with us. Today is Wednesday and we have not heard a word from him, so I think even if he does call us, I'm not interested. I just don't like to be ignored and I think its rude to not call. We'll keep on looking and moving forward. Thanks for the post Superbob!!
