    Default Partnering with Home Stagers

Have any of you facility owners ever thought about partnering with home stagers to bring you more customers? Based off this article about the idea, this collaboration seems like it could be very beneficial for all parties involved but I dont believe I have all the information.

Is this something yall have considered or will consider in the future? What are the pros and cons of partnering with home stagers? Please share your thoughts.

    SFMatt,

Thanks for the link. I read the article, and I bookmarked the site for future readings.

I think that this idea may have a regional flair to it. Here in Wyoming, our realtors often handle the staging of homes for sale - at least that was the case in the 2 homes my wife and I have bought and sold. I really could not see a "professional home stager" making a living in the Rocky Mountains. However, in a more hip or trendy place, that might be just the thing.

The other comment I have is about a statement made in the article about self storage facilities offering discounts to this special sub-population (those moving and needing their home staged). I think the author doesn't understand the basics of supply and demand. In the two facilities I manage, both have been full for nearly 2 years, and even a recent rent increase hasn't slowed us down. Consequently, we have stopped offering any promos (excluding military discount). Stated differently, I think the use of specials or promos are directly connected to how busy a facility is. And, most of these customers are going to be short-timers. Even as busy as we are, I MIGHT be compelled to offer someone a special if they paid for a year up front - those long-term customers are highly desirable. Not so much for the short-term customers.

    Take care,

    Jim

It's a great idea. We have been working with a home stager for about a year and a half. She rented with us because I told her she could use or free truck as much as she wanted. She uses the truck on average about 3 to 4 times per month. We get great exposure from her and we've got a total of 10 referrals from her since she moved in.

She has now rented 2 additional units since moving in to store her extra inventory of furniture and accessories.

We love her and she loves us!!

We made post cards and information sheets on value of staging and gave them to the realtors in our rural area. Works well and great for one more contact with the local realitors.

Stories from both sides of the argument, I love it. It seems like where it can work it has, but if you dont need it then why bother.

Jim, do you think if your facilities were only half full you would feel differently, in regards to working with a home stager?

And you other guys, do you think if you had a lager % of your units filled up then you would pull back on your relationships with these people? In other words, would you tell them to stop sending people your way or would you rather have them come to you and then you see what yall can work out from there?

We will always work with referral opportunities even if we were full or new and empty. Its good to always have a stream of new customers - and if your to full for new customers you do not understand the profit side of the business (raise your rents). If you are coasting you may find yourself going down hill one day.

Cool Re: Partnering with Home Stagers

    Hey there,

Great comments and feedback already in this thread. Home staging companies are great to team up with. Clutter looks terrible in a house that is on the market, so many times those stagers need a good storage company to help them out with short term storage. For anyone around the Long Island area, you ever wonder what some of the best home stagers are in the area? We at Zippy Shell recently wrote a blog post about just that, Home Staging Companies in Long Island. Check the blog post out and let me know how you like it.

It's such a great idea, our three facilities make special marketing trips to local realtors and and folks we know who do "staging." We have promotions on our website for $25 or $50 off at the time of move-in, and we pay Visa gift cards for referrals. Those specials apply for the general public, not just those staging their homes, but we like reminding them that we are here.
