Default Storage Property Ratings

Ive seen alot of storage facilities advertise this is a Class A storage facility that is for sale etc etc...Ive looked and looked but is there anyone that knows what regulates a Class A, Class B and Class C storage facility?
Is it just the income the facility generates or what?

Would appriciate anyone that knows...

According to Mark Keys in the article Self-Storage Jargon : 50 real estate terms you should know


Class-A Properties:
Properties featuring above-average design and construction quality. They generally command the highest rental rates and have a superior location in terms of desirability or accessibility.

Class B Properties:
Properties with adequate design and construction quality (which may not be reflective of current standards and preferences). These typically command average rental rates and are generally well-maintained and desirable to most tenants.

Class C Properties:
These properties offer adequate functionality but few amenities. Their physical condition is acceptable but may have some deferred maintenance. They generally command below-average rental rates and are usually in less desirable locations.



Many feasibility experts will grade a potential project's competitors, weighing such factors as appearance, accessibility, visibility, security features, and whether there is on-site management.

I guess we would be a B+ as ours is an older facility -- it's functional, but not "above-average design" although we outstandingly "well-maintained and desirable to most tenants"
