Default Hi from Costa Rica

I retired to Costa Rica. Previous Self Storage builder, operator and seller in Canada. I built my 3.5 acre self storage business before the mini storage boom hit Canada. Loved the business. Great forum.

Welcome.

You were doing things in CA before the Canadian banks had figured out that making a mortgage loan on a real estate project that was guaranteed to be 100% vacant when it opened really worked. We have found in the US that the vast majority of self storage loans have the highest debt coverage ratios of all real estate assets and the lowest default rates.

Default The right location in CR

I have been on the Gold Coast for the last 4 years and for the life of me can't figure out why some young smarty hasn't caught on to a piece of property near Tamarindo. It's a no brainer location, size and lay of the land is perfect. It has a house on it, which could stay in the beginning. The storage could be built in phases and there is no zoning problems here.

One thing you need to consider before building a self storage in paradise. Cater to Gringos, most of them will pay you. Also, rental laws are different here. In Canada we have the warehouse lien's act. No pay out they go. In Costa Rica no pay, they stay for about three years. Forget court and legalities, that doesn't work down here.

There is opportunity here for self storage, but only for the wise. They say if you want to make a million in Costa Rica, bring two. I don't know if that's true, but I help folks get permits here and I can tell you that, if there is a scam to be played, it will get played here.
