Default Hello From Denver

Hello!

I would just like to introduce myself. I am an aspiring Self Storage Investor in Denver, CO. I have been considering for a while and would like to learn more including expected return on investment or IRR, acquire vs. build, expected "nut" etc...

If you're considering investing in a new facility, you really ought to consider adding one additional criterion to your list; could a cell tower be constructed on the site?

There are few ways to lease undeveloped land and get the kind of money that a cell site can bring. How many units would you need to carry a mortgage on to earn $800 - $1,000 per month?

As you are considering sites (assuming that you're developing a new site), read through the zoning code regarding the district the property is located in. If you're considering two different sites with all other things remaining equal, take the property which allows towers.
