I would start by contacting the Utah Self Storage Association at:
Utah Self Storage Association They should be able to get you pointed in the correct direction.

I would not advise anyone to share a contract or use a template from their management software or how-to-get-started in self storage kit. All new and existing owners should invest in a contract developed by an attorney. The contract should be crafted to your particular specifications, state laws, and also have the necessary addendums (vehicle/RV parking, auto-charge, etc.).
The investment will be worth it and you will have comfort in knowing you are protected to the greatest extent possible. You should contact Jeffery Greenberger, a member of this forum, and get his help. And "Autodoc" is right and you should also contact your state association.
