Alright over the years we have had several deaths happen to our tenants. Usually someone in the family comes by pays off and claims the belongings.
But we have one person that has recently passed that is going into lien now. We can't contact his wife. And have had no contact from anyone else regarding the units. Do they just sell like normal, or is there some other kind of process that needs to be taken? |

Might want to check to see if a Will has been registered into probate. The filing is public record in most places I believe. A call to the probate court might point you in the right direction. The name of the executor is public record also. You can contact them and explain you have the deceased persons belongings. They will also record the lien you have and make payment when estate funds become available.

Below is a direct link to an excellent article available from Jeff Greenberger's website www.selfstoragelegal.com entitled: What To Do If Your Tenant Dies. It is an excellent overview of this problem. MisterJim444 http://www.selfstoragelegal.com/pdfs...ant%20Dies.pdf

great article but I think I am in a situation not really explained. I have 2 tenants that have passed. In both cases there was no probate. I get the mail returned deceased. I can't contact any realitives in either case as well. I looked at the obits from the paper but they didn't provide any help either.
