    Default I feel dirty...

    In an effort to get more traffic I have dropped our move in to $20.00 - any unit, any size.
    I'm running this for the next week to see how it works.

    I feel so dirty lowering myself to "their" standards.

    Oh, wait... you're talking pricing-wise. Yeah, I hear you. We started a three month special which I hoped to cancel by now. Alas, some are now receiving the discounted rate through July! Ouch!

    Just be extra vigilant in your policies in regards to what type of renter you will accept. Cut rate specials tend to bring out the 'less than desirable' tenants. ID everyone and all as usual and make sure you follow up to verify their address and phone number. In addition, when we run a 'super special' we tend extend more "customer service" by being VERY visible on site with our golf cart recon missions.

    Our owner said that we can do $10.00 move-ins if that's what it takes to fill up the property. I'm like Gina though, I will be extremely selective of whom I will make this offer to. If you drive up in a 1975 Pinto eaten through with rust, say you'll be in a month maximum and ask if I'll accept Canadian Tire money (inside joke for our Canadian audience) for the move-in, I will guarantee that you will not receive this offer!

    We just have to keep in mind that this economic crisis too, will pass as have others before it. Pass the soap.

    Careful though Texanadian, you don't want to put yourself in a position of being discriminatory. If there is a special running, we have to give it to all that come in knowing or asking. Hmm, wonder what that 'tire money' is? Anyway, if there is a special, if they ask, we give it to them.

    Of course if they don't come in already knowing about a special rate (from our website) and they don't ask if we have any specials, we don't volunteer the information. Wonder what the attorneys out there would make of that? Anyway, that's what we do, but believe me there are some that I would love to turn away. If they meet our rental criteria then rent to them we must.

    Gina,

    This is a "top-secret" special that will not be advertised. We will continue with our regular specials, but this one will be used for "selected sizes" (and I'll be the one selecting the sizes.) I'll be offering it to customers that I deem would be a good risk to keep them from walking out the door. I prefer to think of it as selective rather than discriminatory. You know there's a very fine line there! We also have the "Don't ask, and we won't tell you" policy when it comes to specials.

    And to answer your other question, Canadian Tire money is given out by the retailer Canadian Tire. You get little tokens that look a bit like monopoly money for spending "X" amount of dollars. You can save it up, then cash it in for future purchases.

    Thanks all for your support - our special is advertised on a banner out front so no hiding it from the "undesirable" prospects.

    I will be running this for a week and see what happens.

    Now I need to go shower again.

    Texanadian, pass the soap back to Wayne. He REALLY needs it!

    You used the term "selected sizes", we use "while available" and some reading this may think we're being snotty or whatever. Not the case at all, but I have come to immediately recognize the signs of people who use meth. We are absolutely 'out of X size' when someone who is high comes into our office. It creates less friction than confronting them and accusing them of being high and not able to enter into a binding legal agreement. That's my story and I'm sticking to it!

    However, one segment we will rent to that most in our area will not is the migrant farm workers. So far, each family that has used our facility has been respectful of others and pays ON TIME. Which I could say the same for all of the well-to-do clients we have, but alas I can not. Some are quite frankly obnoxious, but 98% of our customers are great! People are definitely strange creatures though.

    Wayne, here's another bar of soap... keep washing. Sympathies to you dude! Good luck.
