Default Discounts or Free Rent

I have noticed operators offering free rent or discounted rent to entice new tenants.

My question is, what is the preference out there? I am assuming free rent but I could be wrong.

Also, how do you handle the complaints from your existing customers when they see you giving away free rent. They want it too!!!

Any advice would be appreciated.

We offer the 2nd month half off, that way the tenant feels they are getting a discount yet we are still bringing in money. We have sent out flyers for 2nd month free (only if coupon presented), but it has been rare that we have to do that. This keeps our credits down per month. I had a long time customer that received one of the flyers and insisted that he also be able to use it. I tried (and failed) to explain it was for new tenants only. He stated that long time tenants should be 'rewarded' as well. It was a loosing battle and in the end I honored the flyer for him. This is extremely rare in my case though. Most tenants don't bother to mention any specials we are running as most of them were offered a special at move-in as well. We also were giving tenants who had multiple units a discount, usually 10% off 2nd unit. We have phased this out, but it did help to increase occupancy at the end of the year last year when people were needing extra space for Christmas items. Hope this helps a bit.
