Business Services
Do any of you offer business services such as package acceptance, faxing, etc, and if so has that helped you pick up new business?

We accept packages and shipments. Free fax service, copies, notary service, post office drop off, internet access, conference room. All help to a certain degree and most tenants do not abuse these services.

Thanks! Dp you think that offering these services has helped you get new business? How do you let people know - do you have brochures that list all these services or just word of mouth?
I appreciate your time!

Wow, this is a great idea. If the storage facility near me offered these services, I wouldn't have to go to Kinko's -- which gets pricey.

We don't have a business center per se', but I will make copies and fax for my customers
We do accept plenty of deliveries every month!

We have copy and fax services, and for certain customers we accept deliveries. Can't say as it has helped much. Did one fax and three copies in 11 months. But we have it available if they need/want it, and if it wasn't we would figure out a way to help them out

We do not accept packages, in large part due to the unnecessary exposure it creates for me and the business. It also requires someone to always be in the office to accept these deliveries, and often we're out of the office for 5-10 minutes showing units. I've only had a handful of requests to accept packages in the past 22 years, so I don't feel I'm missing out on any business.
Jeffrey Greenberger has written a great article in regard to the problems that accepting deliveries can create.

When we expanded, we took a 10x15 and converted it into a nice little carpeted office with a drop ceiling, an A/C and a glass door storefront. Our plan was to market heavily to CPA's and lawyers and get them to store their files here. When they needed to pull a file from storage, they could just walk the box to the converted unit and sit in comfort while they went through their records. We also provided a copier, fax machine and nice plush chairs and table. I then called around to local CPA's and lawyers and advertised our facility.
Zip. Zilch. Nada. Empty set.
Now we rent that unit out to our contractor who uses it as his office.

Thanks, Storman! That's why I LOVE this forum, you don't always consider all legal implications at the time someone requests service!

Offering these services has helped us maintain a thirty-four percent commercial customer base plus rent out two office spaces that were used by the owner for years but sat empty after he semi-retired three years ago. A third of our storage spaces are located in a converted warehouse with a loading dock so we cater to commercial clients in our limited marketing efforts. (Me with a handful of business cards I had printed) We have signed releases that tenants must sign before we accept packages on their behalf.

It all depends upon your location -- if you are in a rural area these services are not asked for very often.
In 4 years we have been asked to make a copy twice.
The only package deliveries have been for me
