    Default Referrals

    Just curious what percentage of your customers come from referrals and what you do to generate them. I am talking about referrals from current and past customers.

    I'd estimate that at least 25% of our customers come from referrals. We just started a "formal" customer referral program about two months ago and it has already brought in a couple of new customers! If a customer refers a new customer, the old customer gets a rent credit for half of the monthly rent the new customer is paying.

    We were considering giving a rental credit to referral's but found out through the TXSSA that here in Texas it is illegal; a violation of the Texas Real Estate License Act to give cash or rental credit to anyone who is not a licensed real estate broker. What can be done is a gift certificate of $50 or less.

    I believe we have about a 25% referral base, as well. We give a $25 rent credit to the customer that referred.
    The customer isn't always right, the trick is making them think they are!

    Ditto here....just like Shae! $25 referral credit works great for us, we give a form to everyone who moves in & I remind tenants when they're making monthly payment and if they want, I give them a coupon & brochure to make it easier to refer!

    Our referrals account for 15% of the move ins over the last year.

    We give a $25 rent credit to the referrer AND the referral. The referral gets it off their 2nd month's rent.
