Default Prorating

With very few exceptions, I have never prorated. Either in or out. I started in this business, all those many years ago, with PS (I don't like to say there name), and we prorated in as they were a first of the month company. I hated it. Ever since, I have worked in anniversary date companies.

I have used the McDonalds school of management. That is, when you buy a burger, you buy the whole thing, you don't get to return the unused portion for a credit (prorate). I am willing to discount on a move-in when they return and rent again to offset the lossthey may feel they have suffered.

After having worked so hard to get the tenant's monry from them, I just am adverse to giving it back to them. We sign, and always have signed, month-to-month leases and stand by them.

we only prorate on move-out - we are an anniversary billing company. they must give 5 days notice, and we prorate only 15 days into their month. after that, it's all or nothing. if they don't give 5 days notice, they get charged a 5 day rent fee. and once they prepay, the don't give any refunds. we only refund a full months rent. it seems to work for us.
