Well there are alot of things give me the weekend and i am sure i could come up with some. But the pack and ship thing is good as well as having postal boxes to rent out.
I wouldn't do the liquior store as it might bring in the wrong type of ppl into your storage units, if ya know what i mean. As for the beauty shop what happens if they are in the middle of a perm and in walks someone to rent a unit. The smell would be horrible. These are just my 2 cents on this take it or leave it.
How big is your office space?

Chuck...my idea for you would be a CARWASH and/plus or a Laundrymat/drycleaning.

Maybe get a retired cpl who live near by or has an RV they can bring onsite.
Maybe a gift shop for a local crafter. This is hard as you want it to stay as clutter free as possible.

maybe a local Martial Artist looking to start up a school they could use the office at night in exchange for working part time. They don't have to teach large groups just a couple of ppl maybe 2 classes a night for like 4 ppl each.
Gosh my mind always goes to Martial Arts

Hi Chuck,

Have you looked into portable srorage lately? It's definitely getting more affordable now with non-franchise options out there and some containers that don't require expensive trucks to move them. You could give up some of your low-income parking spaces to store the containers when on your site for higher monthly rent. Also consider sharing the office with a local moving company. They could cover the phones for you and may bring in more renters.

Chuck,

I'm not a storage operator - I'm a site planner. But I try to keep my self up-to-date and educated on all aspects of the industry.
