  • The only fee, here in Oregon, that is limited is the amount for late fees. My lien fees can be what I want. I charge $50 to cut a lock, $15 for a cert letter, $50 for auction fees. I would bet that those fees may be heavily limited in states like Ca. Typically the lien process starts the very first...

Some how, some way, I would get them off my facility in a legal fashion. All of a sudden that unit is in a block of units that have to vacate because of a building code repair, for instance. Not to mention rent increases....

As said before, you want to tell me about a bankruptcy, fine, then provide a lawyers name and number to cal and either...

  • You want to see people that go out of their way to make life difficult with things like this or anything they think, but don't know for sure, is causing problems, then come to Eugene, Oregon and meet the tree hugger crowd. The chemtrails warnings on CL are daily. The this and the that warnings abound....

I agree, letsgosonics, but maybe stronger security is needed at a facility like this that has that happen. The original post did not state what kind of security measures were in place. I know we use the ABUS disc lock because it has a harder metal compound and cannot cut with a 4 foot bolt cutter, I...

  • Have never heard of this at all. It may be true but checking the pesticide web site should tell you what harm any of the contents can do depending on how it is mixed and then check your state statutes for what is required about posting the material safety data sheet.

I also just saw a You Tube video about how to do a barrel key bump. This is crazy.

I just looked at You Tube and found gobs of videos about how to bump the disc locks. Bumping the Master Lock disc lock and even the ones I use, the ABUS disc locks. Where there is a will and a thief, there is a way.

The ones that get a pattern going that actually talk to me and explain and then get back on a schedule of regular payments, I have no problem with. It is the ones that don't return emails or calls and typically pay the months rent and late fee a day or two before the end of the month and do it on a...

Here in Oregon we can do $20 or 20% of the unit price, whichever is greater. We tailored the fees according to the size of the unit. We have $10 and $15 and $20 fees. We could do the 20% on some and make way more on the bigger units but I look at it this way. I never ever credit late fees and we are...

That tenant needs to come in and sign a new updated lease. Are you saying your copy of the same old lease says no late fees or is it a hand written note by the old owner or manager? Next you need to become very good about knowing the state statutes. You should have already done that asap. The statutes...

andrew, have that tenant come in to do a new contract. McGeeBee, if you didn't take partial payments and play with jumping through hoops, you would not have to worry about refusing that partial payment that brings a tenant to one month late. I don't have a right to refuse a full payment but I can turn...

  • McGeeBee, I have had several tenants call the same way asking if I sold their items yet. I then tell them, just like I did when they moved in and were not listening, that they would have to be 2 months late and then I would cut lock and start the auction process. But I do like the sense of urgency.

I responded on the other post. I forgot to say there that you can look on You Tube for videos of types of locks that can and cannot be bumped. I would expect that a cylinder keyed lock cannot be bumped and I know Master Lock makes a disc lock that is a combination lock.

You can tell the tenants that you "suspect a possibility of a bumping problem on that design of lock" and you recommend they change their same design lock to another that they trust. You did not say if your facility sells/supplies that lock. Don't recommend a lock and if a tenant asks you...

If I get push back, it is rare, about the $15 admin fee I tell them this, "I am still going to charge you the $15 no matter what, I am going to give you a lock to keep just like what all other tenants get and use and if you want to use your high school gym locker combination lock instead and sell...

If I was going to charge a deposit for making sure unit is cleaned out and to help cover a move out during a grace period before the late fee and lock goes on the unit, it would be more than $25. I would charge at least $75.
