    dreid, sorry to hear what happened. There were times, you could see in your posts, how frustrated you were with what was going on there. Hope you do check back in whenever you can.   • A threatening letter from a tenant is documented on their history and then filed in their folder. Any responses back to them, via email, is copied and pasted on the tenant history and printed an saved in their file....

  • Fantastic. I like the text idea or the email that we do. I just tell all tenants when ever I see them to never not open an email with my facility name on it. If I sent it, it is important. I have no sympathy for anyone that says they didn't get the email. Yea, right! My system tells me when it is sent...

    For what you would pay for some box that cannot be broken in to you could even buy a new door with the mail drop slot as discussed. Look at it this way. A slot is quick. The box is like an ATM where people get robbed or the uncomfortable kiosk you stand at. Security is part of what you sell at a facility...

    Ok, now I am confused. You have a mail drop but what part is not a best option? If the tenant can access it, is it not an option? Or is there no access to it when the office is closed? Sorry, but am confused.

    dreid, some people know, going in, that what they want to do is a long shot but are trying to play the averages and see what happens because I guarantee you, some manager rented him a unit. Those manager's are gluten's for punishment or have orders that "nobody walks"....

    Yes it does count. I do have a nice lady that is a looker as well that comes in and pays each month and stays to talk. She kind of flirts and she will have her daughter with her or her son or even her husband at times and still does it. She told me once she just likes to joke with me and our politics...

  • I know, right. I have had that happen too. One of my tenants has a larger unit and pays late every month. He is usually 1-12 days late when he pays. I like Subway sandwiches because I am lazy. I go in there 1 time a week and sometimes 2 times a week. I see him in there almost half the time I am there...

  • I used to call at about day 12-13 and then again a couple of more times before the end of the month. Now all they get is an email of late notice on the 10th, a second reminder of what took place again on the 20th, again an email, and then I send them my "SCARY" email a couple days after that...

    To me, the first red flag was when a different lady shows up. Not a deal breaker yet but a red flag. Then when she volunteered a guys items are going in the unit, that is when I shut it down. Other facilities have different policies and I get that. You did dodge a bazooka shell today. Congrats!

  • The second the "inmates run the asylum" they will push continuously on everything. I recently, within the last 8 months, had a tenant that acted stupid about the $5 rent increase and I locked them out and got a call about not being able to get in to the unit and I told them they had not paid...

  • Is your rent due on the 1st or anniversary payments? The % is high either way but it sounds like you are getting it lower. A way to help with that is to also NEVER credit a late fee. Does your facility follow the newer Oregon late fee schedule?

    If a lock is picked it could be re-locked if it was a padlock design where you can lock without a key and maybe even the disc locks that need the key to re-lock can also. Not sure about those. Locks on doors can be picked and then the lock works fine after. Damage done while picking the lock could render...
