Thanks for the response. For future reference it may be helpful to better explain your website to potential clients prior to them signing up. As I posted, the terms probably could use an update.

We will see how this auction goes, but I would advise a better approach for new clients if...

    FYI:

    TERMS AND CONDITIONS FOR SELLERS

"In consideration of BID 13 providing THE STORAGE with the opportunity to post on BID 13’s auction website (“the Site”) for the purposes of THE STORAGE marketing its abandoned storage lockers contents for public auction (“the Units”),...

I signed up online. I could have missed the part about videos being required, but I do remember seeing that others used pictures without video. At any rate, the way they harassed us about the whole thing was very unprofessional and quite rude. Too bad we already advertised otherwise we would have...

  • No deals here. When we were first in the business, we did try making deals. They never worked out and it only made the tenant assume we would make deals in the future.

We have a higher success rate of making no deals in terms of the unit being paid off. I'd say about 50% end up paying...

We tried Bid13 for the first time for our current auction. They called us and told us we HAD to upload video and could not just do pictures. They were pretty harassing in that fact which is too bad. We already had the units listed so we're sticking with it this time, but switching back to storagetreasures.com...

  • That's exactly what we are doing once our new units are built. Old way 4-6 digit code (we make most everyone do 6), new way will be unit# (we are renumbering units), then 4 digit code. So if in unit 101 and wat a code of 1111, their entire code would be 1011111...

We lasted 4 years, but agree 100% that it's 80% work for little income. They have changed how they do business the past year in my area, so bad that we couldn't rent local trucks here (accorging to traffic), but many one-ways that requested us for pickup were sent to the center in the next city over...

I forgot to add, sales tax IS charged in Idaho on boxes, locks, other supplies, AND on any auctioned unit unless a valid resellers permit is provided at time of purchase.

  • That is why you have a drop box that says "NO CASH" and have your lease state that any payment made after hours will NOT be process until the next business day or something like "past due payment may take up to 2 business days to process". That usually will take care of those situations,...

We are going to be doing this soon. Where is the best place to get new numbers? We need to number over 200 units.

  • PK, you mentioned the hassle of cash. One thing is that some people like coming into the office to pay. We have a lot of seniors in my area, and a good majority of them like to come into the office and pay each month with cash. We try our hardest to build a relationship with people that come in and...

  • My personal feeling on this, is why not at the very least accept cash? Even if you don't have a bank close by, there are some people that like to only pay for things with cash. I don't like checks, but we still take them if paid on time.

If you had a good agent then yes it should say it in there. We did not have a good agent and had to put it in per our own suggestion, even against both agents opinions. In the end it saved us $12,000...

  • Had a guy (tenant) yesterday chew me out. He did our basement drywall work for us a few years ago, so we did a partial trade on storage and paid the rest out of pocket, the day he gave us the final bill. He has since always paid late and the past year he gets 2-3 months out, then makes a payment here...

We went through the same thing when we purchased our facility years ago. We specifically put in the contract that we were not responsible for any current, outstanding or future invoices for any expenses incurred prior to xx date (purchase date). The whole deal almost fell through because the previous...

  • Same here. We have been asked and politely turn them down. While I do appreciate some organizations, others may be non-profit but it doesn't mean someone isn't making $$$. This is my business to provide for my family. Other people work to provide for their family or own their own businesses, we...
