  • We just go through the main parts of the rental agreement with each new tenant, including the part about late fees, when rent is due etc. I would never treat a customer with a threatening collections notice page or anything of that manner.

  • Exactly what Lisa said. Say you have to wait until such date, just post the online auction 7 days prior to that date, having the auction close on that same date. We do it, and it works beautifully. Make sure your state law allows you to do so of course.
