Pac, the way our office is designed, the mail drop on the door isn't the best option. We are going to put the new box inside the gate out of street sight to help. I know there are a few heavy duty boxes out there, just not sure what others use. At least only about 10% of tenants pay with check drop...

    Rent Drop Box

Hi all, looking for suggestions on a heavy duty locking box for tenants to drop their rent checks in. Ours was pried open last night. Nothing stolen as no one drops rent checks this time of month, but box was destroyed so looking for a new one that is more heavy duty. A flap to cover the opening...

  • We too are strict on charging late fees. We will waive the first late fee if we can get immediate payment when we contact the customer by phone. If they can't pay when we call them, then they get a late fee. After the first time, we don't call and don't waive late fees. $25 late fee applies if account...

  • We ordered 30 4+ years ago for a 200+ unit facility. All have been in use a few times, but usually only about 20. We kept the little boxes and baggies they came in (each lock was in its own cardboard box and a bag) so we put them back in the boxes and baggies every time. They still look new 4+ years...

I agree. We have one customer, hes 30. Mommy and daddy usually pays his rent every month. Last month there was a snowstorm. I was out shoveling on a day we are closed. Mom pulls up, says her son was stuck on the pass and couldn't make it in to pay (mind you, it was past the deadline so the late...

That's crazy. At least the fee goes to the city and not the employee. What I can say (I use to work for city government) is that the $10 fee may go towards a salary. Otherwise the city may not be able to afford someone to go through all the paperwork. Glad we don't have that here....

Isn't that your job? Rubs me the wrong way when people feel entitled to be compensated extra for doing their job. Your job is to rent storage units, and paperwork is part of renting storage units right? Unless I'm missing something. Just my opinion....

Exactly why we keep ours in house. I know it works great for some, but for us keeping it in house (me and my wife) works best and can't get much more secure then that. Plus, we are not relying on another company with our customers information.

    replied to Winter Slump?
We have stayed full the past 2 winters just due to demand, but this year has been a little different. Us and other facilities have seen about 5%-10% vacancy this year. For me it's ok because as of today we have 7 sizes open with only 1 unit of each size, even after raising our prices back in August,...

Cons: While we are a U-Haul dealer, we are dropping them soon. They compete with you in every way possible and could care less when you throw a stink about it. They offer online rentals, customers choose your location. If the rental is over $1000, U-Haul routes it to the nearest center, thus leaving...

  • We do not collect a deposit, and in 4 years have been burned 2 times. A few other times, stuff was left. We simply left a voicemail with the tenant or spoke to them and stated we could not close out their account until everything was out of the unit, and they would continue to owe rent until the unit...

  • We hired someone to work 2 days/week during the summer and offered $ per unit they rented. It didn't matter what size, and it worked like a charm. Did it cost me a little up-front, sure, but it pays off. $10 or $20 per unit isn't going to break the bank for me, and the employee really liked the incentive....

Advantage, I totally agree with it depends on the market. I just simply feel on a personal level that it is wrong. I care about my customers enough to not take advantage of them in that manner. Other facilities may feel differently and if it works then more power to them. Personally though I will...

We have a 15 day notice to vacate policy. We are now in year 5 of owning this facility. When we took over it was at about 50%. Now we run about 96-100% year round, and have increased our street price 4 times. We have never lowered it. Last spring, we finally did rent increases to all existing tenants...
