  • We have nice grounds for driveby traffic, a nice website that people can reserve units, do some Craigslist, no phonebook, no brochures, no other advertising. Here is our current breakdown of how people hear about us:

    If no one is there to rent units, they will go unrented. Yes you could do some online, but for us at least, we get a lot of drive-bys. If one facility is full or close to it, you may be able to get away with working at just one location, but it would be worth hiring someone to run the other place,...

    Yep, same here. NSF fees, late fees (if late of course, which usually it is late by the time you get the check back), red lock, suspended code, letter, cash only.

    We also do not take checks for late payments. Amazing how many people try...

    We went back and forth on the time frame. Based on feedback, we felt 30 was aduquite. The past 6 months have been a test for us. Our facility is expanding and we will have 200+ new units in the coming months, so holding a unit for 30 days shouldn't be a big deal if we have a bunch open.

    FYI, I have contacted U-Haul and Chinrose about this. Chinrose said that should not have happened and they are also contacting U-Haul to see why. Now we will be buying all new locks.

    That is terrible, had no idea! Thanks for the heads up (not that most people could figure that out, but if one did that would be bad if someone figured that out and unlocked a unit). They would still have to get through the gate, but that' not hard either I guess....

    We get ours from Chinrose out of Oregon. They have lasted 4+ years so far, no issues. We keep them in their original boxes and baggies which helps with chipping paint.   • We use Premco. We have shopped around the past 2 years and no one has come close to their price. U-Haul says they will beat anyone, but after going back and forth it ended up being a waste of time and their deductibles were high.

We are expanding so we sent out letters to all 47 RV tenants letting them know they had 45 days to get out (we put it nicely of course).
