    It's a gamble raising rents in Nov, Dec or Jan. On the one hand it's the holiday season and cold so some wont move out. But if people do move out then you might have a hard time filling the units. You have to do the math. 20 $5 increases = $100/mo. Out of those 20, if 1 moves out you break even...

    Your lease should cover that. In ours, it clearly states that a unit is considered occupied if it has a lock, even if the unit is empty. If the tenant doesn't want the unit, they must clear the unit completely before you can close the account. If you agree to just cut the lock and empty the unit...

    If you want to go by the book then yes do the auction (maybe check into bid13, it's free to list a unit). If it were me, I would just get rid of the couch and re-rent the unit. A person is not going to sue you over a couch, because they won't have the money to hire an attorney if they can't afford...

    I can tell you that the district manage won't care 1 bit. We threatened ours for over a year, he offered excuse after excuse instead of addressing our problems. When we did quit, not one word from him. Not 1 apology, not 1 "please reconsider", not 1 "is there anything I can do to help"....

    Something I have read is that some facilities offer free or greatly reduced rent to law enforcement. It's really a win win, especially if they use their unit a lot. Give them 24hr access too and you can use it as a selling point.

    Exactly, we have probably between 5 & 10 that pay late every month, same thing. Our late fees are $25, so we count on that $250/month from those people. Typically our late fees generate us $600-$1000 per month at our facility, that's around $10k per year. Reason #1 why we don't push autopays...
