  • I never understood why you Seal Asphalt. Is this so it looks black?.... Asphalt sealing is not a thing in Canada.

    What makes it a requirement? IS this strictly aesthetics?

    If there is an amount owing then the tenant will always be late in the system. it does not matter what the money goes towards.

    what are your concerns in regards to where the money is applied? if you have 250 for rent and 50 for late fee... then the total is 300. If the tenant only pays...

    In my mind... Uhaul is much lower caliber then Penske. Penske approached us about making a partnership but my owner couldn't get past the legal paperwork.

    Penske is more business style rental... where Uhaul is residential

    Id suggest you visit a few local/ distant facilities and see what the offerings are out there. Everyone set up can be a little different and I think actually visiting will alow you to get a feel for what you think. You yourself are a consumer, so be judgey and it should allow you to design your office...

    We have decided to go with Samsung tab. Not the mobile network on either. Managers didnt think that they would necessarily use it out of the office. I like the idea of using MyHUb on a cellphone.

    Aha the drone would be awesome!

    We do reservations online but not move ins. We still want to preview the tenant first. But with a quick follow up phone call after a reservation is made online, I feel the tenant is just as happy as if they were signing the lease.

    Oh i see. So perhaps a Samsung Tab or something. I just like the Ipads toughness because I want my staff to take it onsite and use the Myhub to its full capabilites (reporting etc)

    I really like the thought of being able to take the Ipad onsite. Or do you think that really wont be practical? Sitelink MyHUb always you to view all the reports instantly from anywhere. no more needing to take the Vacant unit list with you, just grab the Ipad and go.

    We built our entire development as to avoid exterior firewalls. All our drive up buildings are block anyway.. But its still a pain. Just make them 50ft apart.. If you have that much land then I dont see why you cant develop it in a cost positive manner

    I can see the call center model, with Kiosk. Some buildings just have a kiosk with no call center and it still gives you the ability to be "open" 24/7...

    My honest advice.... hire a property tax firm. MPAC is a big battle and it has absolutly nothing to do with the city (MPAC is ontario).

    Let me know where you are and I can hook you up with a few good firms. They take about 20%...

  • we will if its a really big chunk of money they owe, and its gone 5 or 6 months. If someone has a huge unit, and I know i wont get anything for it.. then I ask for 60-70%. With a signed document that they move out in 7-14 days depending on how much I like the tenant.
