replied to Question About Business Customers
    Okay-.
My last facility did all of this.
We had several business units and we actually kept a copy of their key on file. UPS or an tractor trailer would deliver a pallet or a stack of boxes, we'd escort them to the unit, they'd place them inside, we'd sign for them. (We did not inspect,...

  • Are your buildings unique in design? Is there a facility near you that has the same type and not the same issues? If you're a basic building size, shape etc. see what they did. You may find an easier/cheaper solution. We had condensation issues in our building that was attached to our main building....

replied to Nesting Birds - HELP!
Well, the plus side is that they hatch and fledge quickly because birds are protected. As soon as the babies are able to fly, dismantle the nest (wear gloves, birds have mites that bite) and put something to cover it. An owl ~may~ work. The gutter is an easy solve with a gutter cover. Plus an owl -which...

    replied to Collecting Late Fee's!
Well, def get managers on board. I'm of two minds, one, 'Too bad so sad', but from the customer service perspective, "WE value you as a tenant. Our policy is one late fee waived, PERIOD. Your last late fee waived was May, 2018. Please note this for further payments." or something to that effect....

  • This facility I have weekends off, though I do miss the Mondays off though to do household things like dentist and car stuff etc.

edit: Mike here. I am so calling in sick next weekend.

  • Last facility I worked at used Storage.com as well. I wasn't involved in the particulars but they seems to like them as they had them for all of their facilities. Welcome to the forum, by the way!!

Is she usually a troublemaker? Does she pay on time? Is this the first time she's done something boneheaded? Was she apologetic? Is she's usually a good tenant then I'd just tell her not to do it again and let it go. However, if she's a habitual offender then get rid of her.

  • Had a driver hit my car and offer me $500 cash. Hah, no way. It cost at least $500 to fix my bumper AND rent a car while I was without mine. All caught on camera so he knew he couldn't weasel out of it.

replied to Revision to Auction Date
Do unto others is lovely-but Jesus also said 'Pay unto Caesar what is Caesar's and unto God what is God's." They rent with you fully understanding that they will have to pay, and if they don't? You'll get your money through auction. I learned the REALLY HARD way that you cannot care for people's...

Don't accept the 'promise' of payment. I've been burned 12 too many times. It's a ploy. Tell them sorry, auction date stands and they knew months before that it was coming to auction. JUST SAY NO!

replied to Electric Vehicle Charging Stations
In San Diego, or applicable California city, I think it would be a great idea. I tried to get one at our facility in San Diego because we had a tenant with a Tesla (any electric cars were getting very popular) , but we were short on parking spaces already and they thought it would cause issues with...

  • Ugh, I hate it but you're going to have to help. Jam the door open from the bottom as much as you are able and either get a long broomstick OR a very skinny person to slither beneath and remove the offending item. Then after sweating and huffing, turn to the tenant and say, "YOU NEED A BIGGER ...

    replied to PTI Security Issue
Wow, that's disappointing. We've had PTI at both facilities that I've worked for and no really huge issues. IT seems like their customer service is really terrible, and that's not good for a company that has tech in A LOT of facilities. Good customer support is as important as a good product, IMO....

Yikes, have a cousin in Houston and he said it was horrendous. He didn't get flooded, but only barely so he decided to move inland more. I'm glad that you're doing okay! Welcome back!

started a topic U-haul customers make me laugh.

    U-haul customers make me laugh.

It's a little like Self Storage, only with wheels.
    "Hi, do you have U-hauls?"
"I do, how may I help you?"
"Do you have any cargo vans available?"
"No, I'm sorry. We don't keep cargo vans here. I can give you the number of the U haul Rental store,...

  • Customer service!! I had a guy here today and I reluctantly turned him away, referring another facility because there was no way he was getting his frankly, ginormous couch up my ramp, and around the corner to a unit. It made him happy and kept my walls in one piece. Win win.

    replied to Ownership Transition Month
I'd give everyone the first month grace period. Also, make sure there are signs on the door of all of your facilities stating the new payment information. Can they pay online? I'd totally put that on the sign too. Are you accepting cash? No office will make that difficult so maybe a drop box?
