    I would absolutely put over locks on units. I would then send out a mass email or letter to those that don't have emails on file asking them to come in and claim the units if they own them. Include in the letter that you are in the process of beginning the auction process and those left unclaimed will...

  • I would suggest something different. What do you collect for an admin fee? Pay that out as an incentive. We pay for net rentals per quarter. Some of our stores get $10 Admin fees others $15 and others $20 it all depends on site. Like most folks here, I probably wouldn't pay the manager at different...

    letsgosonics I think you will see that regardless of what strategy you use you will find that the Move Out rate is somewhere around 1%. I've tracked the stats since February 2012 and see about 1.5% Move Out with in 8 months of the increased rate even though our tenants get rate increase every 11 months....

    I'm not taking advantage of any situation. If I was keeping up with real estate I would be doing about 8.5% plus inflation and the cost of doing business. That's not what we are doing.
