  • You may want to start with one and see what it's truly like, running day to day, what you have to deal with etc. And yes, I am speaking of you actually running the business daily for awhile. Then see if you really, really want multiple sites....

Make a move out now deal as fast as possible as Tercelet1 suggested. You can not forbid the tenant from attending a public auction. I had one once, our auctioneer stressed to her that she had to have the cash on her. She said she did etc. Well, you can guess where this is going... she did not have the...

  • Is it already paved where you intend to put your gates? You will need pipes (conduit) underground to run low voltage wires for your gate and security system. If you still have the ability, I'd advise a redundant set of pipes. PVC is cheap. Retrenching and re-surfacing when a pipe goes bad is not. Good...

Ambulance chasers, serial sue-rs. This has been going on with the same people for close to 20 years. Some properties don't begin to have the space from the get go for new modifications but they get sued anyway. Now, having a disabled (late) mom, I'm one of the first to jump when someone abuses handicap...

replied to Electric Vehicle Charging Stations
Its definitely an interesting concept habreu. I know the charging stations are popping up all over the place here in Silicon Valley. They're in shopping centers and a few have started popping up in random places so I wonder how those are working out. Like one in a grocery store parking lot or such....

Cut ties immediately, since they broke the contract, otherwise it will always be something. I'll share a quick story with you. I was reading the local newspaper and saw our logo and that we were having a huge auction on site. Funny thing; I had not placed this massive display ad. It was done by Wells...

replied to Roll Up Door Jammed - will not open
If you literally can not get the door open even a few inches to follow what Kris & pac suggested, then you phone your local roll up door people and the tenant pays the bill. They can come in with their lifts and knowledge and work on it for you. But yeah, it's probably a stack of boxes leaning into...

  • Cut your losses and get rid of her unless the lawyer proves you're included in the bankruptcy. To add to MusicCityGal's post, make it very clear in your most charming Southern manner that she will only be allowed to come collect her belongings if she shows up with a vehicle large enough to haul everything...

  • If I had a dollar for each one of these I encounter on any given day here in Silicon valley, I'd be set for life!

Other than increasing the fee, it sounds like you've got all the other bases covered. Although for some of these folks, I'd be tempted to hit an extra zero prior to the decimal...

  • John, I presume you have to clear the property before you leave, as in it's an unmanned, or live on site, so you have to clear out and lock down the property.

Charge the fees, no Mr. Nice Guy and they will learn fast. Of course, you've got a big problem if people have gutted a larger unit...

  • It will depend on your access level to the inner workings of SL. You can call support and have them walk you through. Basically it's unchecking boxes of required info to perform a rental. And to be honest, I blissfully have not had to touch SL for the past 21 months so I'm sure things have changed a...

  • Be careful offering something in exchange for a review. There are rules in place with all the major review companies online regarding "payment" for reviews. Read their legal docs and make sure you understand what you can and can't do....

  • bnr-manager, try changing your SL settings to only require bare basics, like just name & city or whatnot for doing a move in. Then you can attach the tenant name to the unit, take the payment in SL and be sure all is well on that end. Then go back and fill in all the company required fields for...

They just don't get it. A 50 cent tchotchke gets your company name out there, it's a touch and feel tangible item. And... the more people that see your company name and equate it with storage will remember your company name first when they finally need storage. It's such a simple concept. We had a more...

Another recommendation for Storage Commander here. Honest people, hard working and no baloney. I've visited their offices a couple of times and they're truly pleasant to deal with....
