How Much Competition?
Please indicate the number of competitors that you have within a 3-mile radius area of your facility. I am really interested in just how much competitive pressure everyone is facing.

Re: How Much Competition?
Mister Jim, 3 miles isn't much of a distance for those of us in a more rural setting.

I have 3 very active competitors, and they are 4, 5, and 6 miles away.

Re: How Much Competition?
I have only one serious, sort of, competitor, but there is also a very small part-time storage run out of who knows where.
I am the largest facility up here in the mountains, as far as I can tell, and have 360 units. However, this is the only professionally managed property within 15 to 20 miles.Bob Taylor (Astro)

Re: How Much Competition?
I would say we have 7 to 8 competitors, I could be missing a few smaller places.

Re: How Much Competition?
We just had a competitor open this pasted November. We lost about 3 to 5 customers, but I can say that they were lost because we’re not good. We lost them because the competitor is climate control and we are not. So we both fill a nitch in the community. We do match each other’s “specials” so it comes down to sales tack and/or the choice of temperature control. I know I’ve been busy these last 2 weeks!
Out of 238 units I only have 16 unoccupied. That puts me at 93 to 94% occupancy rate! And I have a nice size waiting list, too.

Re: How Much Competition?
With in 3 miles, only one. Within 10 miles, 9!! Big difference! However one of them is owned by us so he is not competition! LOL! If I don't have something, I send them straight over to him and vice versa!

Re: How Much Competition?
We have 12 within 3 miles...at the last job on the Penninsula, there were 13 in just a MILE radius!

Huge difference there, too. 12 in a three mile radius isn't too bad, considering I'm in the Bay Area.
What lies behind us, and what lies before us, are small matters compared to what lies within us!

We have 10 within 3 miles. Four of those are within 1 mile.

Re: How Much Competition?
In Florida, we had a U-Haul storage and truck center across the street, and one other facility on either side of us within a block, and 8 more within a mile...for a grand total of 11 with a mile, probably 30 or more in a 3 mile radius, but then again we were also 1 mile from the 3rd largest university in the country.
Up here in SC, you actually have to get in your car and drive to see your competition, instead of just walking outside and looking in any direction.
