    Question How Often Do You (or Your Managers) Call Police?

    I realize some of you operate multiple facilities, but we're just trying to get a feel for an average of how often you have to involve law enforcement at your facility/facilities. Reasons to call the cops include break-ins, tenants' illegal activity, harassing or threatening behavior from tenants, and any of the other myriad crazy reasons you might have to phone the police. Votes are anonymous!

    It definitely depends on where you are. We called the cops 3 times in 2.5 months in Sacramento, and 4 or 5 times a year in Redwood City.

    Only twice in Oakland, tho....and only once here, in a 7 month period.
    The customer isn't always right, the trick is making them think they are!

    In Florida, we called the non-emergency number at least once a month, but no one ever came. Their answer was always the same "File an online report", which we did and the report promptly disappeared into the black hole of cyberspace. Filed reports for things like 12' x 200' white block wall spray painted with grafitti on every square inch (over and over...finally stopped filing those, that back wall probably had 20 coats of paint on it). Once it was for a suspicious large quilted bag left out on the sidewalk in front of the property...it sat there for days because everyone walking by was too nervous to go open it. One morning it was gone, so someone probably stole it. Never had to call the police for a tenant problem though.

    Here in South Carolina we have only called the police once in 14 months, and that was to see if they could help identify the owner of a vehicle left parked in the parking area in an unleased space. An officer arrived within 10 minutes, ran the plates, gave us the info, we thanked him profusely for showing up, and he left.

    Never had a break in and my great customer service and people skills help me keep angry tenants under control. I have never had much excitement here, but if I did the po would come down and take care of it for me.

    Oh, if I could only remember all the times I have called the cops... most of the calls have been for civil standbys (the last one ended up with the cops taking the jerk to jail) and for other out-of-control, disrespectful tenants. I have also called the cops when someone on the property refuses to identify him/herself to me. And of course I call them for all my vin verifications, of which there have been quite a few of lately. One thing for sure is that all the dispatchers know me!

    Really depends on the facility (location). The facility we manage is in a residential/commercial area of town and we have our fair share of weird customers. We have had fuel stolen out of the U-Haul trucks, units/rv broken in to, fence cut multiple times, people storing stolen goods, etc. We have other locations (nice part of town) that hardly ever have any issues that would require the police to show up.

    I think the trick is; you kill 'em with kindness first. When that doesn't work, ask them to leave and state something along the lines of; 'let's talk when we're both less emotional and more rational' (even though being the terrific operators that we are, you know we are NEVER emotional or irrational) and then and only then, if it doesn't work threaten to call the Police. If they don't leave with the threat as the phone is in your hand, hit that speed dial number ASAP! We've called the Police Department a total of about 5 times in 14+ years here, once for a discharged employee. Two other times people left in handcuffs due to their previous behavior and massive outstanding warrants. The other times, sometimes you just need an officer for a civil standby for everyone's safety.

    In my area it is usually futile to call PD for anything at a storage facility as the dispatcher comment is always that they do not respond to storage facility issues and that you can go to any "Sub Station" and file a report. As the squeaky wheel always gets the grease, I'm on first name basis with the Sheriff and his Sub Station Commanders; however this isn't because of issues but because of education. I have made it a point to educate my local PD with the issues that I am faced with on a daily basis as well as invited them out to the facility for training. I have made a couple of units available for them and thus find different units on my property from time to time training or as I like to say, BEING VISABLE. My clients have begun to see the PD presence and generally like this and as well don't give me or my employees problems. The other issue is that this ups the drive bys and thus my needing to call them goes down.
