I have been reading this forum since the beginning and I am still amazed at the differences in regions as far as move in/move outs.
I had heard several times that it was common to have a 30% turnover each month -- We have NEVER had even a 10% turnover in a month! Our average is about 2 to 5%. In real numbers we have 650 units - of that 90% or 585 are rented - last month we had 13 move out and 16 move in -- that is just over 2% with a net gain of 3. This would be considered a normal month for us. I have seen numbers from others where they have had numbers in the 80's, 90's and even 100's -- that would be CRAZY for us! I guess I am lucky as I was looking for a job where I could "simi-retire" and this is the place. Those other places sound like too much work for me! I would need a much larger staff! Anyway - just for fun post your daily numbers for move-in and move-outs -- just for comparison -- should be interesting and fun. Yesterday 7-12-08 ---- 3 in / 3 out (the day was a wash) I understand if you are unable to post numbers - I know some people do not share any information, but this seems harmless to me.

Well I had some really large turnover in my facility that was flooded last month, For the most part people either downsized in units or left all together. That facility was at about 85-90% full pre flood. Right now I would put us at about maybe 30-40% full.
This is by no means normal, on a average month I may have 2-5% tops. Good news is my other locations I can't keep units in them. The day they open they are gone quick. As were any open units I had soon after the flood. It is to the point now that my now clean(for the most part) facility that was flooded, will be the only place in town to get a unit. So I don't expect to stay that empty for long. |

Randy -- I am glad that you are getting things cleaned up. I have no doubt that you will be back up to speed soon!
Keep up the great work - maybe, when things calm down a bit, you could put together a document for all of us on how to recover from something like this.

That would be neat to be in ISS. And once we get all done with everything, I fully intend to put all my thoughts together and make a disaster recovery plan using the experience I now have.
I also intend on changing our lease to be more specific on what we will and won't do in times like these as well. And I have no problem with sharing what I have learned on here too, and with ISS if they wish to do something like that. |

The idea was to compare move in's and move outs on a daily basis to get an idea of the differences between locations.
I guess my first post did not explain that clearly enough. ![]()
