We won't be in Vegas, but we did make the convention in Orlando back in April.
But it may be worth buying our own plane tickets just for the opportunity to get one of those highly-coveted Self Storage Talk Mousepads!!!!

Autodoc, you are lucky to only have to do auctions every three months, we do them here every month...about 20 + lien letters, and it whittles down slowly til auction time. We've been lucky lately, after 10 & 12 units going to auction early in the year, we had zero in April, 2 in May, and 3 each in June and July.

We do send them to a collection agency after the auction, if there is a balance due of $50.00 or more. Frankly, I haven't seen a great deal of money coming in from the collections agency, two checks over the last year...and one guy came in and paid on his own after he tried to buy a car and it showed up on his credit report. Other then some personal sense of satisfaction over sending the packet out to collections in return for all the aggravation and time the former tenant caused me, I don't know that it's worth the effort. However, it doesn't cost anything but the postage and envelope to send it.

Lisa - who do you use for collections?

Most of it is just for the satisfaction of maybe causing them a problem in the future! The money is secondary - If I could I would hire Guido to "adjust" some knees
