No technology will get you new tenants but a skilled manager that can sell your services over the phone is the most effective method of getting people through the door of your facility. A large portion of your potential tenants originate from the Yellow Pages and it's critical to convert those calls into new tenants.
Establish a great marketing campaign using Yellow Page ads, Internet website, and word of mouth and then ensure your management can follow through with converting the sale.

It is important to remember that technology is just a tool. In and of itself, it will not get anyone in the door and it likely never will, not working alone. There remains the human element, as another poster pointed out regarding the need for having a good manager, and there are other media for getting out your messages. There are partnerships that can be formed for referrals, and on and on.

A digital sign if you can get approval can help. As far as using technology to enhance the customer experience, digital video will give them a secure feeliing, intercoms will make women feel safer, kiosks add convenience (Insomniac) and your software should handle credit card payments, ACH (automatic checks) and online payments.
While I could not get sign approval, I use video from Flashback Systems, keypads from Alltec, and management software from Syrasoft. I have not purchased the Kiosk but will soon. |
