If a tenant leaves more than just a "few" items in the unit our lease clock continues to click, we put our own lock on, call, write, email etc. and tell them how things will proceed and it is their best interest to come back and clear the unit...or else.

We move them out at the end of the month and then charge them a cleanup fee. If it is just one or two small items, it's $15.00. If its a lot of junk, then we charge more. A lot more. We call them, send them a letter, and if they don't clean it up within a month, and of course, they have to come to the office to get in to do it, we report them to the credit reporting people.
I just had a customer who left a couple things and they came and cleaned it up. Yay! I love it when they do, but as all ways, we have the people who don't. Oh well, it's their credit score.
