J/K about the rubbing it in -- although some deadbeats you wouldn't mind laughing as you sell their "treasures" for $5.00.

We make a copy of the ad mail it to their address with the date and time so they know were serious about proceeding to the sale.

I love the Greeting Card Idea!! We send certified. We DO list NAMES and Unit Numbers!! On my Lien Letters it states the weeks the Notice will run in the paper AND informs the tenant that the Public Notice, Listing YOUR NAME and Unit number is scheduled to run in the "Local Newspaper" on the weeks of (fill in the blank)....

If they get embarrassed too bad. I once had a lady who was going thru a divorce and custody battle and when I told her that her name would be in the paper, she somehow came up with the $800 she owed me and I personally helped her Sweep out her unit!! Glad to be rid of her!!!

We do list names, unit numbers and an inventory of what can be seen from outside of the unit HOWEVER, the inventory is one looong paragraph of the items contained within ALL of the units up for sale. In regards to the names and unit numbers, we jumble those up as well.

Tenant: Amy Jones, Suzy Smith, Bob Biltmore, Larry Lionheart
Unit Number: 723, 1425, 123, 1102
People would presume Amy is in 723, Suzy in 1425, but
Suzy is in 1102
Bob in 723
Larry in 123
Amy in 1425

You never want to put out an ad like follows: Amy Jones, unit 723 at XYZ Storage located at 123 Easy Street in Mystery, AZ. Unit contents are: Antique furnishings, Hummel & Llardro collectibles, Picassos, Renoirs, Rembrandts, all originals. Something similar happened in So Cal many years back. Someone who didn't even know Amy Jones, read the ad, showed up, paid the bill and took everything out. The customer won a huge lawsuit against the facility. You get the idea, just make sure the info in the ad doesn't specifically match up.

We put full names and unit number. We had a bad renter's friend see the ad and call them. We could not get a hold of them by phone or registered letter or first class letter. They called and beged us to wait for 2 more weeks and they'll pay up. Well were still waiting, not really, were selling off there "junk" piece at a time on Craigs list and E-bay. What a drag.........
