    Default New Scam

    I found out why a tenant was in and out with pickup truck loads of items during her paid term. She was doing a junk pick up service and would charge people to take a load of items away. I think they were working for apartments cleaning up evictions. Then they would bring it to the storage unit and pick thru it and load in the broken stuff and trash and take out the good stuff to sell.

    When their paid up period was over they just did not pay anymore. They paid for a month, got a free month. They made money hauling away junk and then left the junk in their unit for us to take care of instead of incurring dump fees. I did not think dump fees were that expensive ?

    Not much we can do about this scam, but if you see this happening you might have a clue to why.

    Jeez, that's terrible. Sorry that you have had to deal w/all of this. Thankfully we haven't had anything like this here, EXCEPT for the customers who stop paying, then you cut their lock during the lien process and find the unit FULL of 100% junk! One was even piled almost to the CEILING with rotten, stinking clothes and other garbage. Makes one wonder why in the hell was this even 'stored' in the first place?!?!?!?

    The painful reality is that we all have to be alert to to the fact that renting units from us (especially with all the discounts and specials being used) will always be cheaper then renting say a 10 or 15 yard dumpster from the trash man. You pay a fee for the use of the dumpster and then a tipping charge based upon the weight of stuff in the dumpster. When you throw in the free rental truck that many owners have (as a rental incentive) and we have the unintended potential for becoming a dump site. I have always empowered and encouraged managers to trust their gut when you get a negative vibe about a prospective customer. The cost of the clean-up (don’t forget the manager’s time or other labor costs) of the unit that finallyfoundit mentioned is always more then the lost revenue by not making a rental to someone who you question their motivation to rent.

    It seem that no matter how quick i am to overlock a unit when delinquent I often wind up with just the junk! They seem to plan the situation - they know they are not going to be able to continue to pay so they slowly take out the 'good" stuff and by the time they are in default all that is left is what they didn't want! Anyone know how to prevent that?

    Are you sure they had any "good stuff" to begin with?


    Sorry --- you will always have a few losers that will use and abuse the system. Nothing you can do about that. Just look at all the good people who you are providing a service to and thank God that not everyone is a Dumba*$

    Not to be offensive, but this type of scam or issue has been going on for a long time. It’s not just, junk they are disposing of, but tires, chemicals, illegal stuff and other items people and/or business have a problem disposing of or storing. As owners or managers it is part of our job to know what is going on ALL around us and at our facility. These undesirable people looking to dispose of undesirable STUFF are looking for the cheapest and easiest place to get rid of the STUFF.

    The last thing any of us want is to be listed on the EPA’s Superfund List, Homeland Security Watch List or dealing with a meth lab. The clean up for five or six 55 gal drums of leaking hazardous materials could very easily cost more than any of us will make in a lifetime. l

    To help minimize the problem we:
    Photo copy drivers license, require place of employment with address &ph#, and alternate contact information on their rental application. We try to have contact with tenants when they are moving into their unit, i.e. Just say hi, or if there’s anything you need, etc. We keep our rates higher than the competition and focus on quality, service and value for the fees we charge. No drug problems here, our local PD uses our facility for drug dog training and its posted at the keypad. Yea, we might lose a few customers, but I believe we get a better quality tenant in the long run.

    Maybe a thread “How to minimize the junk storage problem”? I’m sure there are some great ideas out there.

    Gina6k uses black silent helicopters!

    Most of the rest of us do "commando recon missions" on our golf carts carrying cold bottles of water as a ruse to gain their confidence while scoping out what they are putting in storage

    The FBI and Homeland Security wishes they had Self Storage Managers on their team - we'd make great spys!

    Aw Wayne I was trying to keep my helicopters a secret. The previous posts say it all; first trust your gut, get valid info & verify the info with a mailed welcome note and phone call. Then be nosey!!
