I had an auction last Friday, 5/28, 2 units and both sold. Well, the tenant of one of those units was just here wanting to pay. After exchanging "pleasantries" about the weather, he slides his debit card across the counter. I slide it back toward and tell him his unit was sold at auction last week. He tells me he was on vacation for 3 weeks. Oh, ok, so that's what we're going with? Cool. It's a little over 10 weeks between 3/16 and the date of the sale. That leaves 7 weeks for any payment to be made. At no point did he ever say he never got any of the notices I sent. Any 3 week period he was gone, between March 16 and May 28, and he still would have, at some point, received every notice I sent him. Why didn't I call him? Because if I call you, I have to call every other tenant who gets a lien notice. Florida law doesn't require I call you, and I'm not about to start a precedent. He kept telling me it could have been handled better, (better than following state law?) and kept insisting he'd made another payment and that he'd been here since his last payment. Nope, and he was. His last payment was on Feb 16, which paid him thru March 16. He could easily check his bank statement and see his last payment was, in fact, in February, because he only paid with his debit card. AND, he was last at his unit on March 10. (Maybe he was "supposed" to tell me he was gone for 3 MONTHS, to make it sound better, but he slipped up and told me the truth??) Weird things is, though, is his being "mad" came across as fake. I've dealt with tenants who lost their unit and are truly upset about it. This was nothing like that. Maybe he was hoping his unit didn't sell and he could pay what he owed and still have his stuff?

I have been in the self storage business for 17+ years and I have never been 100% full. What a problem to have.
I have a couple of move outs ( 2 ) over the weekend so I am making my calls to the waiting list.

The one 10x30 unit is in high demand. I called Mr S at 10:35am and left a message that I had a large unit available and to please call me back. It has been almost 3 hours but he might be working. At a graduation. An emergency. Or maybe he doesn't need the unit. How long do I wait to call the next person?

The next time I call a waiting list person and I get a message I will say the following: Hi, It's Kathleen at XX Storage. I am calling to see if you still need a unit since I think I will have something available today. Please call me back right away if you do need a unit.

If they call back I will let them know the size and price and if they want the unit they have to come in that day otherwise it is released to the next person.
