  • How to find 3,5 mile population info??

I am looking to get into this business and I have been looking at a few properties. What I have a hard time determining is the effective population in the surrounding area that I can anticipate being customers. It is my understanding that the typical renter is within a 5 mile radius of the property. I do realize there are other factors, but this info would be helpful.

Also, for those who have successfully operated a storage business, how much does the population within 1-3-5 miles effect your business in reality?

Doe anyone know what sources are available to find this info?

Kevin> Census Bureau can supply you with population for cities, but often they exceed your radius that you are interested in. Works better for very small cities where you expect to serve the entire community.

Companies that can sell you data:

Or, find Jim Chiswell (he is a frequent participant here) to speak to someone who can provide both data and industry know how. http://www.selfstorageconsulting.com/

Thanks for the link. Funny thing is, I was leaving Mt. Airy today after visiting my family there. Small world, and that part in particular is beautiful.

Our realtor was always able to get us the population info. There is a book, I think it is The Self Storage Almanac, that shows what the average square foot of storage per person for different areas you can get. I am not sure if it has ever been proven how much the population effects a storage facility, but obviously the higher the population, the bigger the pool of renters.

What they did was strip out the good stuff and left the trash for you to take care of. That is exactly why you should charge at least a $100 cash deposit that you can refund when you inspect the unit after they take everything and do it in the agreed upon time frame. I charge $200. I also now do the...

            After auction dilema
            Penelope
We auctioned a unit. We gave them 3 days to clean it out. They asked for and extension. We gave them 2 additional days. They were in the unit the same day as the auction and put their lock on it. Now it is 10 days later. They have not been back in and are not returning calls. Any suggestions?...
