In a previous thread I started, I talked about tenants being upset that we won't take partial payments anymore. Well delinquent tenants being upset. We have two particular delinquent tenants that haven't paid in full in almost 2 years! We've been taking partial payments from them. They both were talking about financial issues they were having so we cut them a break. Unfortunately, it's gotten very tiresome so I had to put my foot down. They don't always pay consistently or pay they amount they said they were going to. Then they call me the day after the deadline to either place their unit in lien, or on the auction list, to make a payment. After talking to the property manager, we decided to see about doing a payment settlement with one tenant. She owes $500 right now and is struggling financially. I called and left her a message to see if the payment settlement might be something she would like to do. She would need to pay an agreed upon amount and then vacant her unit. As long as it's fully empty, we'll right the balance off. We've done this before and people have jumped on it with the quickness.
Now the other delinquent tenant, who we'll call Nora, is a completely different story. The property manager remembers her from another storage facility that she rented from. She was severely delinquent there too but she can't remember how they resolved it. Nora only wants to pay $80 a month, which is her rental rate. I've repeatedly told her that she'll have to start making larger payments. She says she will and goes on and on about this movie and record deal she and her husband are doing. And how the large check is coming but it's hung up and they're still waiting. I'm personally tired of her long winded stories and excuses. The suggested amount I recommend she start paying is $160 a month, two months of back rent. She currently owes over $1700 in back rent. Nora claims she'll make larger payments but then doesn't do it. Last week we had an arrangement for her to pay $900 and then $200 a month after that. She said that big check was coming. Then low and behold she calls and says she's coming down to pay $80. The check hasn't come yet. According to her

I'm thinking about sending her an official letter to let her know that after February, we're not going to accept anything less than two months of back rent as payment. I've suggested a payment settlement and move out, but she swears she has the money coming and will pay everything off at once. But I really see no choice but to stop taking the $80 payments. Hopefully she'll get it and realize that she has to step it up and resolve this issue. Nora's very lucky they didn't do auctions before I came on the scene. Otherwise her stuff would've been gone a LONG time ago...to a galaxy far far away LOL! Rant over!
