  • Charging credit card fees

Does anyone here charge their customers for using a credit card instead of ACH?
Or does anyone have any ideas of incentives for customers to use ACH instead of credit cards?

    Re: Charging credit card fees

Well, we already don't take AMEX because of their fees. The other big three, VISA/MC/DISC, are accepted here because of the low fees negotiated to do so. The push back from tenants can vary I guess depending on the locale and the amount. I can also guess that some owners would use it as a money maker by charging a fee to accept c/c's that is bigger than the fee they are being charged. I still can't believe that I see here where some facilities/states charge a tax on top of the rent fee each month. That is our government at work for ya. Hell, here in Oregon, in some cities, they charge a fee for routing rain water, I kid you not! FEES FEES FEES FEES!!!!!!!!!!!!!!!!!!!!!!!!

      Re: Charging credit card fees

I don't charge credit card fees. As a consumer I walk away from businesses that want to charge me an extra fee for my card.

In my opinion your fees should be factored into your asking price. Credit cards are the prevalent form of payment.

I myself find it much easier to use a different form of payment for a discount. Rather then be charged extra for my preferred method of payment. You know what % your paying to process the card so why not just offer that discount for other methods of payment? It is so much easier to offer someone a discount for cash or check. People resent extra charges...... Don't you??

        Re: Charging credit card fees

We started to charge a $2.95 Phone Payment fee. It has worked well and we have ALOT of customers who now pay in person or online to avoid the fee. Over all we have had little complaints...mostly from customers who have been here for many years.
        Thanks!

We don't charge any fees, surprisingly, for credit cards. We don't accept AMEX for the same reason Pac doesn't.

Wouldn't you prefer they pay with a credit card? Why penalize that method of payment? I find my credit card customers stay longer and i'm never chasing them.

I would raise rates across the board and then offer discounts to customers that pay with a cc.

We charge a credit card fee of $1.00 if the payment is less than $10.00. Some people will use a credit card to pay 25 cents.

                    Re: Charging credit card fees

No we don't charge a fee, its the cost of doing business and it's convenient for us. We only except cards and ACH I prefer they pay with a card rather then ach because this way I know the money is there, if they use ach it could bounce like a check. We are proably the only one on here that don't except cash or checks. I tell people as crazy as this sounds we don't take cash. You may ask why wouldn't you because I don't want to go to the bank to deposit the money and I don't want to deal with getting checks in the mail or at our office. This may not work for larger facilities or depending on the area you are in. Keep in mind we only have 43 units. So everyone of my tenants has a card or ach setup for autopaying their rent each month. Do you know how nice it is not to have to worry about collecting money on the first? All I do on the first is look at the report that is emailed to me showing all the successful transactions and usually there are 3 or 4 cards that failed and I don't even have to contact them because my software already texted and emailed them automatically letting them know that the payment didn't go through. I love automation!!!!!!!

I would like to know if anyone else does what we do?

First of all, I thought Pac was kidding with "Automated Clearing House". I was wrong. LOL.

Fees, fees, fees. I guess if you can charge fees for things, why not do it. But I'm not a fan of feeing my customers to death. I've heard some places charge an additional fee to prepare and mail a monthly invoice. I'm debating with myself whether or not to add that "service" as we currently don't send invoices. But I think I'd rather NOT offer it and not have to worry about collecting an extra $1.00/month from some customers.

We absorb credit card fees and simply consider it a part of doing business.

Quick, what does PCH stand for? There are 2 quick responses for us west coasters. LOL!

At last facility we charged a $1.00 fee to send invoices each month. The stamp, envelope, invoice paper and printer ink all cost. I just told them that if they can remember then no charge. I guess it depends on how grown up they are or how efficient they are. If you pay any bills you better have a memory unless everything is on auto pay and then you don't have to worry about fees, as long as the payment goes thru. Here we do not send invoices to ANY tenants. They get an emailed receipt with a next due date on it and is up to them to be responsible for payment. You can bet that any invoices sent for utilities and house or rent payment or vehicle payment or whatever payments, the cost is included and accounted for in the billing. If you pay vehicle insurance monthly then that extra fee for that is a separate fee that you choose to pay instead of paying for a whole year.

Ya gotta guess both. That was the easy one. What is the other one? Hint: Does not make any difference what part of the country you are in.
